BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -8395 - Described as that part of the NW 1/4 of the SE Y4 of Section 13, T -1 -N, R -13 -W, now in the City of Little Rock, Pulaski County, Arkansas, described as: Begin 495 feet West of the SE corner of said NW 1/4 SE 1/4 and run thence North parallel to the East tine thereof 566 feet to the South line of the Little Rock and Hot Springs Highway; thence West along South line 330 feet; thence South 566 feet to the South line of said NW '/4 SE '/4 and thence East to the point of beginning. LESS AND EXCEPT THAT PART taken across the North by the AHTD for right -of -way of what is now known as Colonel Glenn Road. Property contains 4.14 acres: From "C -3" General Commercial District to "C -4" Open Display District. (6723 Colonel Glenn Road) • Trim existing trees on the property. • Maintain existing grass- covered areas of the property. SECTION 2. That the zoning of the above described property is subject to the following conditions which were proposed by the applicant for the property described in Section 1 of this ordinance as improvements to the building and property as they exist as of the date of the passage of this ordinance, and which shall be covenants running with the land to bind subsequent grantees of the property: SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 4. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the CIRCL' • Repair of the existing building with new roof. SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
