AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED JOE T ROBINSON MIDDLE
SCHOOL LONG -FORM PD -O (Z- 7626 -A), LOCATED AT
21001 HIGHWAY 10, LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE CITY
OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -O:
Part of Section 16, T -2 -N, R -14 -W, Pulaski County, Arkansas more
particularly described as: Commencing at the Southeast corner of the NE
%4, said Section 16; thence West along the South line of said NE %4,
939.6 feet to the point of beginning; thence S00 °05' 19 "W, 364.3 feet;
thence N84 °32'57 "W 2089.94 feet; thence NO1 °40'55 "E, 1830.09 feet
to a point on the South right of way line of Arkansas State Highway 10;
thence S61 °38'39 "E along said South right of way line, 81.40 feet;
thence Southeasterly continuing along said South right of way line being
the arc of a 5769.58 foot radius curve to the left, a chord bearing and
distance of S62 °50'40 "E, 238.82 feet; thence S64 °02'39 "E continuing
along said South right of way line, 1158.70 feet; thence S27 °36'26 "W
continuing along said South right of way line, 14.74 feet; thence
S64 °02'39 "E continuing along said South right of way line, 99.9 feet;
thence Southeasterly continuing along said South right of way line being
the arc of a 1964.86 foot radius curve to the left, a chord bearing and
distance of S70 °02'09 "E, 546.34 feet; thence S80 °01'39 "E continuing
along said South right of way line, 101.14 feet; thence S00 °05' 19 "W,
766.03 feet to the point of beginning containing 67.94 acres more or
less.
SECTION 2. That the approval of Joe T Robinson Middle School Long -form PD -O
(Z- 7626 -A), located at 21001 Highway 10 is subject to compliance with the following
additional conditions:
• That the preliminary site development plan/plat be approved as
submitted, including all staff comments and conditions as outlined in the ,,•�E ClRC"'
Planning Commission Agenda Staff Report in paragraphs D, E, F and
compliance with the terms of the Declaration of Restriction Covenants
as outlined in Paragraph A of the agenda staff report and including any
conditions indicated in the staff analysis in paragraph H and subject to F 4
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of
the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the
extent and in the respects necessary to affect and designate the change provided for in Section
1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until the
final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not affect the remaining portions of the
ordinance which shall remain in full force and effect as if the portion so declared or adjudged
invalid or unconstitutional was not originally a part of the ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that
are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
inconsistency.
