200502008083041 Received: 12/12/2008 1:08:10 PM Recorded: 12/12/2008 01:27:34 PM Filed & Recorded in Official Records of PAT O'BRIEN' PULASKI COUNTY CIRCUIT /COUNTY CLERK ORDINANCE NO. 20,050 Fees $35.00 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED THE LOOK OUT AT COLONEL GLENN LONG -FORM PCD (Z- 4213 -J), LOCATED ON THE NORTHWEST CORNER OF COLONEL GLENN ROAD AND LAWSON ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from 0-3 to PCD: Part of the NW 1/4 of Section 21, T -I -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning at the Southwest corner of the NW 1/4 NW '/4, of Section 21; thence NO2 °33'06 "E along the west line of said NW 1/4 NW 1/4, 656.87 feet to a point on the north line of the S 1/2 of the NW 1/4 NW 1/4; thence S87 °22'57 "E along the north line of the S 1/2 NW '/4 NW 1/4, 276.35 feet; thence S02 °37'02 "W, 643.46 feet; thence S87 °22'57 "E, 85.0 feet; thence S02 037'02 "W, 291.45 feet to a point on the north right of way line of Colonel Glenn Road, being 25.0 feet from the centerline thereof; thence S69 °19'43 "W along said north right of way line, 97.57 feet; thence westerly continuing along said north right of way line, being the arc of a 140.0 foot radius curve to the right, a chord bearing and distance of N80 001'38 "W, 142.72 feet; thence N49 °23'00 "W continuing along said north right of way line, 163.97 feet to a point on the west line of the SW 1/4 NW 1/4, Section 21; thence NO2 033'06 "E along said west line, 197.39 feet to the point of beginning containing 286,522 square feet or 6.5776 acres more or less. SECTION 2. That the approval of The Look Out at Colonel Glenn Long -form PCD (Z- 4213 -J), located on the Northwest corner of Colonel Glenn Road and Lawson Road is subject to compliance with the following additional conditions: ``�,,, 1111 f f l „!„ \ o. G "rip VW°�Sw • That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for The Look Out at Colonel Glenn Long -form PCD (Z- 4213 -J), located on the Northwest corner of Colonel Glenn Road and Lawson Road is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
