3 AN ORDINANCE TO AMEND CHAPTER 30 OF THE CODE OF ORDINANCES OF
4 THE CITY OF LITTLE ROCK, ARKANSAS, PROVIDING FOR A DEFERRAL OF
5 MASTER STREET PLAN CONSTRUCTION REQUIREMENTS FOR RESERVOIR
6 ROAD; AND FOR OTHER PURPOSES.

8 NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
9 ROCK, ARKANSAS:
10 Section 1. Chapter 30 of the Code of Ordinances is amended to provide for a deferral of certain
11 requirements within the Master Street Plan until a future phase of development, or until the adjacent
12 property along Reservoir Road is developed. The deferral is being requested by the Little Rock Bible
13 Chapel for their property located at 1601 Reservoir Road.

15 Subsection a. Chapter 30 Article VI requiring developers to construct roadway improvements
16 to the requirements of the Master Street Plan will be deferred for a period of five (5) years,
17 until a future phase of development, or until adjacent development along Reservoir Road
18 occurs, whichever occurs first. The specific deferral is for improving Reservoir Road to the
19 special minor arterial design standard per the Master Street Plan for the entire frontage of the
20 applicant's property. Per the special design standard, Reservoir Road is required to be
21 widened to 18 ft from centerline with curb and gutter, sidewalks, access ramps, and
22 streetlights along the entire 244 ft of frontage of the applicant's property.

24 Subsection b. On Reservoir Road, 45 foot of right of way from centerline will be dedicated to
25 the City of Little Rock prior to the issuance of the certificate of occupancy.
26 Section 2. Severability. In the event any title, section, paragraph, item, sentence, clause,
27 phrase, or word of this resolution is declared or adjudged to be invalid or unconstitutional, such
28 declaration or adjudication shall not affect the remaining portions of the resolution which shall remain
29 in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not
30 originally a part of the resolution.
31 Section 3. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
32 with the provisions of this resolution, are hereby repealed to the extent of such inconsistency.
33 Section 4. This ORDINANCE shall take effect thirty (30) days from and after its passage.
