20021ORDINANCE NO. 20,021 2 3 AN ORDINANCE TO AMEND CHAPTER 30 OF THE CODE OF ORDINANCES OF 4 THE CITY OF LITTLE ROCK, ARKANSAS, PROVIDING FOR A DEFERRAL OF 5 MASTER STREET PLAN CONSTRUCTION REQUIREMENTS FOR THE PROPOSED 6 OUTER LOOP ROAD; AND FOR OTHER PURPOSES. 7 8 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE 9 ROCK, ARKANSAS: 10 Section 1. Chapter 30 of the Code of Ordinances is amended to provide for a deferral of 11 certain requirements within the Master Street Plan until the adjacent property along the proposed 12 Outer Loop Road is developed for Dreamland Development, LLC, north of the proposed Hidden Creek 13 Blvd. on the north side of Stagecoach Road and east of County Line Road. 14 Subsection a.Chapter 30 Article VI requiring developers to construct roadway improvements 15 to the requirements of the Master Street Plan will be deferred for a period of five (5) years or 16 until adjacent development along the proposed Outer Loop Road occurs whichever occurs first. 17 The specific deferral is for improving approximately 1300 ft the proposed Outer Loop Road as 18 part of the Village at Hidden Creek Long -form PID along the frontage of the property north of 19 the proposed Hidden Creek Blvd. on the north side of Stagecoach Road and east of County Line 20 Road to principal arterial standards including widening of 29.5 feet from centerline, curb, 21 gutter, sidewalk, access ramps, and street lights. 22 Subsection b. On the proposed Outer Loop Road, a 55 foot right of way dedication from 23 centerline along the frontage of the property north of the proposed Hidden Creek Blvd. on the 24 north side of Stagecoach Road and east of County Line Road will be required prior to approval 25 of the final plat. 26 Section 2.
