20014ORDINANCE NO. 20,014 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -8364 — Described as Tract 63 and the South 230 feet of Tract 50, West Highland Subdivision, and part of the East half of Mason Street, now closed by City Ordinance 17289, in the City of Little Rock, and in the SE 1/4 of the SE 1/4 of Section 4, T -1 -N, R -13 -W, Pulaski County, Arkansas; more particularly described as; Starting at the NE corner of said Tract 50, West Highland Subdivision; thence SO1 °25'50" West along the East line of said Tract 50 for 90.00 feet to a rebar with cap at the POINT OF BEGINNING; thence continuing SOl °25'50" West along the East line of said Tract 50 and along the East line of Tract 63, West Highland Subdivision for 548.17 feet to a point on the North right -of -way line of Kanis Road; thence N87 °03'51" West along the said right -of -way line for 59.87 feet to the beginning of a non - tangential curve to the right having a radius of 364.43 feet; thence along said right -of -way line, along said curve by a chord bearing N72 °28'47" West for 106.72 feet to the end of said curve; thence N55'09'14" West along said right -of -way line for 190.38 feet to the center line of Mason Street, now closed by City Ordinance Number 17289; thence N01 °40'27" East along the said center line for 420.57 feet to a cotton picker spindle; thence S87 °03'57" East for 319.62 feet to the Point of Beginning: Containing 162,384 square feet, (3.728 acres), more or less: From "0-3" General Office District to "C -3" General Commercial District. (10914/10916 Kanis Road). SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 3. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
