BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -8286 — Described as all that part of the SW 1/4 SW 1/4 Section 16, T -1 -S, R -13 -W, Pulaski County, Arkansas, being more particularly described as follows: Commencing at a found cotton picker spindle accepted as the SW corner of the said SW 1/4 SW 1/a Section 1. 6, thence NO2 °22'45" East along the West line of the said SW 1/4 SW 1/4 Section 16 and the approximate centerline of Vimy Ridge Road a distance of 238.08 feet to the Point of Beginning; Thence NO2 °25'35" continuing along the West line of the said SW 1/4 SW 1/4 Section 16 and the approximate centerline of Vimy Ridge Road a distance of 290.82 feet to a point for corner; Thence S87 °20'25" East leaving the West line of the said SW 1/4 SW 1/4 Section 16 and the approximate centerline of Vimy Ridge Road a distance of 522.06 feet to a 5/8 inch rebar for corner; Thence S47 °00' 15" West 399.75 feet to a 5/8 inch rebar for corner; Thence N88 °30'41" West 241.51 feet to the Point of Beginning, containing 2.519 Acres of land, more or less, subject to 30 foot of road right -of -way for Vimy Ridge Road along the West line hereof. From "R -2" Single Family District to "C -1" Neighborhood Commercial District. (East side of Vimy Ridge Road, approximate 250 feet north of County Line Road). SECTION 2. That the zoning of the above described property is subject to the following conditions, which were proposed by the applicant for the property, described in Section I of this ordinance and which shall be covenants running with the land to bind subsequent grantees of the property: • There shall be a 25 foot undisturbed buffer along the east perimeter of the property, with additional evergreen planting to be installed to complete screening within the buffer area. • There shall be a building line established along the east property line as follows: beginning 150 feet west of the northeast corner of the property; running south perpendicular to the north property line to a point 35 feet back from the east property line; running southwesterly 35 feet back from the east property line to the southeast corner of the property. SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 4. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
