19742ORDINANCE NO. 19,742 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -8156 — Described as a parcel of land lying in the NW 3 ('/4) SE 3 ('/4), Section 28, Township 1 North, Range 12 West, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the NW corner of said NW 3 (%4) SE 3 (1/4), Section 28; thence run East along the center Section Line 542.52' to a point of beginning; thence run East 178.86 to a point on the West right -of -way of Arch Street Pike; thence run Southerly along said right -of -way 153.35' more or less to a point; thence run along said right -of -way along a curve to the left for a chord distance of 110' to a point; thence run West 183.4' to a point; thence run North 17° East along the East right -of -way of the Chicago Rock Island and Pacific Railroad for a distance of 249.88' more or less to the point of beginning, containing in all 1.03 acres more or less, less and except all that part of the North side thereof to be used as road right -of -way for 65th Street, said land being identified as Tract I on an unrecorded survey of August 25, 1976, prepared by John H. Dillinger, Jr. AND A parcel of land lying in the NW 3 (1/4) SE 3 (1/4), Section 28, Township 1 North, Range 12 West, Pulaski County, Arkansas, described as follows: Commencing at the NW comer of said NW 3 (1/4) SE 3 (1/4), Section 28; thence run East along the center section line for a distance of 542.52' to a point; thence run South 17° West along the East right -of -way of the Chicago Rock Island and Pacific Railroad for a distance of 434.88' to a point of beginning; thence run East 232.6' to a point; thence run South 01' West along the West right -of -way of Arch Street Pike for a distance of 160.0' to a point; thence run West 280'; thence run North 17° East along the East right -of -way of the Chicago Rock Island and Pacific Railroad for a distance of 170' to the point of beginning, containing in all 0.94 acres more or less, said land being identified as Tract 3 on an unrecorded survey of August 25,1976, prepared by John H. Dillinger, Jr. AND A parcel of land lying in the NW 3 (1/4) SE 3 (1/4), Section 28, Township 1 North, Range 12 West, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the NW Comer of said NW 3 (1 /4) SE 3 (1/4), Section 28; thence run East along the center section line of said section for a distance of 542.52' to a point; thence run South 17° West along the East right -of -way of the Chicago Rock Island and Pacific Railroad for a distance of 604.88' more or less to a point of beginning; thence run East 280' to a point; thence run South 01' West along the West right -of -way of Arch Street Pike for a distance of 229.15' to a point; thence run West 345.18' to a point; thence run North 17° East along the East right -of -way of the C.R.I. and P. Railroad for a distance of 240' to the point of beginning, containing in all 1.64 acres more or less, said land being identified as Tract 4 on an unrecorded survey of August 25, 1976, prepared by John H. Dillinger, Jr.: From "R -2" Single Family District to "I -2" Light Industrial District (Tracts 1 -4). (Northwest and Southwest corners of Arch Street and West 65th Street) AND 10.00 Acres of land in the Northeast comer of the NW 3 (1/4) SE 3 (1/4), Section 28, Township 1 North, Range 12 West, and described as beginning at the Northeast comer of the NW 3 (1/4) SE 3 (1/4), Section 28; thence West 485 ft. more or less to the East side of the Arch Street Pike; thence South along the East line of said Pike 904 ft.; thence East 498 ft.; thence North 900 ft. to the point of beginning, and containing 10.00 Acres of land more or less: From "R -2" Single Family District to "M" Mining District (East side of Arch Street at West 65th Street) SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 3. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. 2 SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
