19689ORDINANCE NO. 19,689 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -8144 — Described as part of the East '/2 of the NE '/4 of the NE '/4 of Section 15, T -1 -N, R -12 -W, Pulaski County, Arkansas being more particularly described as follows: Commencing at the NE corner of said Section 15; thence S02 °50'01" West along the East line of said Section 15, a distance of 308.61 feet to the Point of Beginning; thence continuing S02 °50'01" West along said East line, being the West line of Pettefer's Addition, a distance of 1013.96 feet to a point in the centerline of East 291h Street; thence N86 °56'34" West along said centerline, a distance of 235.49 feet; thence NO3'03'14" East, a distance of 165.15 feet; thence N87 °33'46" West, a distance of 185.16 feet; thence S03'03'14" West, a distance of 163.14 feet to a point in the centerline of East 29th Street; thence N86 °56'34" West along said centerline, a distance of 23 8.3 0 feet; thence NO2 °50'31" East along the East line of Lot 1, South Little Rock Center Subdivision, a distance of 631.19 feet; thence continuing NO2 °50'31" East along the East line of Lots 7 -12 Fletcher and Wright Addition, a distance of 303.70 feet; thence S87 °09'21" East, a distance of 161.79 feet; thence NO2 °37'38" East, a distance of 48.90 feet; thence S86 °39'46" East, a distance of 497.20 feet to the Point of Beginning containing 14.480 acres, more or less: From "R -4" Two - Family District to "MF -24" Multifamily District. .64� Part of the East '/2 of the NE '/4 of the NE '/4 of Section 15, T -1 -N, R -12- W, Pulaski County, Arkansas being more particularly described as follows: Commencing at the NE corner of said Section 15; thence S02 °50'01" West along the East line of said Section 15, being the West line of Pettefer's Addition, a distance of 1,322.57 feet to a point in the centerline of East 29th Street; thence N86 °56'34" West along said centerline, a distance of 235.49 feet to the Point of Beginning; thence continuing N86 °56'34" West along said centerline, a distance of 185.15 feet; thence NO3'03'14" East, a distance of 163.14 feet; thence S87 °33'46" East, a distance of 185.16 feet; thence S03'03'14" West, a distance of 165.15 feet to the Point of Beginning containing 0.698 acres, more or less: From "R -4" Two - Family District to "O -1" Quiet Office District. That the zoning of the above described property is subject to the following condition which was proposed by the applicant for the property described in Section 1 of this ordinance and which shall be covenants running with the land to bind subsequent grantees of the property: • A PRD rezoning of the property must be approved prior to its redevelopment. SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 and 2 hereof. SECTION 4. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
