AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED KING MILLS
ESTATES LONG -FORM PCD (Z -7870) LOCATED AT
23724 HIGHWAY 10 IN PULASKI COUNTY,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following described property be
changed from R -2 to PCD:
TRACT 1: Being a part of the NW 1/4 of the SW 1/4 of Section 8, T -2 -N,
R -14 -W, 5th P.M., Pulaski County, Arkansas, being more particularly
described as follows:
Commencing at a found stone for the NE corner of the NW 1/4 SW 1/4;
thence SO °02' 14 "E 668.41 feet along the East line of the NW '/4 SW 1/4 to
the point of beginning; thence continue SO °02' 14 "E 5.96 feet along the
East line of the NW 1/4 SW 1/4 to a set 5/8 inch rebar on the North Right -of-
Way line of Hwy. 10; thence N57 °00'04 "W 787.85 feet along the North
Right -of -Way line of Hwy. 10 to a set 5/8 inch rebar on the East Right -of-
Way line of Barrett Road; thence N23 °25'00 "E 5.07 feet along the East
line of Barrett Road; thence S57 °00'04 "E 785.44 feet to the Point of
Beginning, containing 0.09 Acres, more or less.
TRACT 2: Being a part of the NW 1/4 of the SW 1/4 of Section 8, T -2 -N,
R -14 -W, 51h P.M., Pulaski County, Arkansas, being more particularly
described as follows:
Commencing at a found stone for the NE corner of the NW 1/4 SW 1/4;
thence N88 °55'37 "W 488.14 feet along the North line of the NW 1/4 SW 1/4
to a found rebar; thence SO °06'21 "W 178.82 feet to a found pipe; thence
N65 022'42 "W 122.75 feet to the Point of Beginning; thence
S23 025'00 "W 136.07 feet; thence N57 °00'04 "W 5.07 feet to the East
Right -of -Way line of Barrett Road; thence N23 °25'00 "E 135.33 feet along
the East Right -of -Way line of Barrett Road to a found rebar; thence
S65 022'42 "E 5.00 feet to the Point of Beginning, containing 0.02 Acres,
more or less.

Commencing at a found stone for the NE corner of the NW 1/4 SW 1/4;

less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for King
Mills Estates (Long -Form PCD) is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 36- 454(e) of the Code of
Ordinances.
SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of
the City of Little Rock, Arkansas, and designated district map be and is hereby amended
to the extent and in the respects necessary to affect and designate the change provided for
in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.

SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
