AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED HARVEST FOODS
REVISED LONG -FORM PCD (Z- 5139 -E), LOCATED ON
THE SOUTHWEST CORNER OF CANTRELL ROAD AND
TAYLOR LOOP ROAD, LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
Part of the northeast `/4 of the northwest 1/4 of Section 19, T -2 -N, R -13 -W, Pulaski
County, Arkansas, being more particularly described as follows:
Starting at the Southeast corner of the Northeast 1/4 of the Northwest 1/4 of
said Section 19; thence North 89 °19'04 "W, along the South line of said
Northeast 1/4 Northwest '/4 a distance of 303.14 feet to the point of
beginning; thence continuing along said South line South 89 °19'04 "W
398.33 feet; thence North 00 °40'56" West 585.17 feet to a point lying on
the South right -of -way line of Arkansas State Highway 10; thence along
said South right -of -way line the following three (3) courses and distances:
1) South 80 °15'26" East 91.19 feet; 2) North 86 °20'42" East 109.80 feet;
and 3) North 79 °08'36" East 208.29 feet; thence South 00 °07'00" East
142.10 feet; thence North 89 °06'08" East 253.86 feet to the West right -of-
way line of Taylor Loop Road, thence along said West right -of -way South
00 °27'22" West 89.55 feet; thence South 89 °13'36" West 252.96 feet;
thence South 00 °07'00" East 380.11 feet to the point of beginning,
containing 5.893 acres, more or less.
SECTION 2. That the approval of the Harvest Foods Revised Long -form PCD
(Z- 5139 -E), located on the Southwest corner of Cantrell Road and Taylor Loop Road is
subject to compliance with the following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
• All previous conditions as approved by the adoption of Ordinance No.
15,718 adopted by the Little Rock Board of Directors on August 1, 1989
continue to apply.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Harvest
Foods Revised Long -form PCD (Z- 5139 -E), located on the Southwest corner of Cantrell
Road and Taylor Loop Road is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
