AN ORDINANCE APPROVING A REVISED PLANNED
ZONING DEVELOPMENT AND ESTABLISHING A
REVISED PLANNED RESIDENTIAL DISTRICT TITLED
CAPITOL HILLS APARTMENTS REVISED LONG -FORM
PRD (Z- 6120 -H) LOCATED ON CAPITOL HILLS
BOULEVARD WEST OF RUSHMORE AVENUE, IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from Revised PRD to Revised PRD:
Part of the NW '/4, Section 7, T -1 -N, R -13,W, Little Rock, Pulaski County,
Arkansas more particularly described as:
Commencing at the NE Corner of the SE '/4, NW '/4, Section 7, T -1 -N, R-
13-W, Little Rock Pulaski County, Arkansas; thence S54 °36'20 "W,
812.98 feet to the point of beginning; thence S14 °51'38 "E, 73.58 feet;
thence southwesterly along the arc of a 1259.78 foot radius curve to the
right having a chord bearing and distance of S02 °21' 14 "W, 745.69 feet;
thence N80 °16'23 "W, 369.35 feet; thence N48 °16'23 "W, 185.00 feet;
thence N70'1 1'08"W, 963.49 feet; thence N87 °16'53 "W, 505.54 feet to a
point on the west line of said Section 7; thence N01 °43'37 "E, along said
west line 666.49 feet; thence S88 °15'51 "E 243.57 feet; thence southeast
along the are of a 2055.33 foot radius curve to the right having a chord
bearing and distance of S78 °01'57 "E, 730.15 feet; thence S67 °48'02 "E,
411.98 feet; thence southeasterly along the arc of a 950.00 foot radius
curve to the left having a chord bearing and distance of S84 °18'30 "E,
539.82 feet; thence southeasterly along the arc of a 25.00 foot radius curve
to the right having a chord bearing and distance of S57 °50' 15 "E, 34.09
feet to the point of beginning, containing 31.85 acres, more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Capitol
Hills Apartments Revised Long -form PRD is conditioned upon obtaining a frill 'b"�►sna.p�
approval within the time specified by Chapter 36, Article VII, Section 36- 45 0
Code of Ordinances.

SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
