AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
DEVELOPMENT - COMMERCIAIL TITLED KINCO -
LONG -FORM PD -C (Z- 4651 -D) LOCATED AT THE
SOUTHWEST CORNER OF COLONEL GLENN AND
LAWSON ROADS IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2, 0-3 and
C -4 to PD -C:
Part of the SE 14 NE ;4 of Section 20, and part
of the SW k NW k of Section 21, all in T -1 -N,
R -13 -W, Pulaski County, Arkansas, being more
particularly described as follows:
Commencing at a found Axle at a location
described as the NW corner of the said SW 1,4 NW
of Section 21; thence S02 003158" West, a
distance of 232.45 feet to a found PK -Nail in
the centerline of Colonel Glenn Road, which is
the Point of Beginning; thence S01 °12151" West,
a distance of 87.51 feet to a found 1-t!" rebar;
thence S77 °45110" West, a distance of 93.00
feet to a found 5/8" rebar; thence S12 014'50"
East, a distance of 75.00 feet; thence
N77 °45110" East, a distance of 168.93 feet to a
point on a line that is parallel with and 55.00
feet southerly from the centerline of Colonel
Glenn Road; thence continuing along a line that
is parallel with and 55.00 feet southerly from
the said centerline along a 288.80 foot radius
curve to the left, an arc length of 91.39 feet,
said curve having a chord direction of

feet; thence continuing along a line that is y y'

curve to the left, an arc length of 126.23

distance of 165.88 feet to the Point of
Beginning, containing 5.045 acres or 219,771.15
square feet, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Kinco (Long -Form PD -C) is conditioned upon
obtaining a final plan approval within the time specified
by Chapter 36, Article VII, Section 36- 454(e) of the Code
of Ordinances.
SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this Ordinance shall not take effect
and be in full force until the final approval of the plan.
SECTION 6. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word-
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall
not affect the remaining portions of the ordinance which
shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 7. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed
to the extent of such inconsistency.
