AN ORDINANCE GRANTING VARIANCES FROM
VARIOUS LOT DEVELOPMENT STANDARDS OF
CHAPTER 31 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK, ARKANSAS; PROVIDING FOR
VARIANCES TO ALLOW THE CREATION OF PIPE STEM
LOTS, A DECREASED WIDTH OF A PIPE STEM AND AN
INCREASED DEPTH OF THE PIPE STEM FOR THE RIVER
RIDGE POINTE SUBDIVISION LOT 2 REPLAT (S- 686 -D),
LOCATED ON RIVER RIDGE ROAD.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That variances from various lot design standards of Chapter 31 of
the Code of Ordinances are granted to provide for variances of certain requirements
within the Subdivision Regulations of the City of Little Rock for River Ridge Pointe
Subdivision Lot 2 Replat (S- 656 -D) as follows:
Subsection A. That variances are granted from the provisions of Chapter 31,
Section 31- 232(f) to allow Lots 1 and 2 of the River Ridge Pointe Subdivision Lot 2
Replatto develop as pipe stem lots.
Subsection B. That variances are granted from the provisions of Chapter 31,
Section 31 -2 — Lots, Pipe Stem to allow the minimum width of the stem at the street
right -of -way to be less than 30 -feet.
Subsection C. That variances are granted from the provisions of Chapter 31,
Section 31 -2 — Lots, Pipe Stem to allow the maximum depth of the pipe stem lots to be
more than 300 -feet.
SECTION 2. This ordinance shall take effect thirty (30)
passage.
