DEVELOPMENT AND ESTABLISHING A PLANNED
DISTRICT — INDUSTRIAL TITLED ECCO
DEVELOPMENT CORPORATION — LONG -FORM
PD -I (Z- 4116 -A) LOCATED AT 8300 KELLET ROAD
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following described property be
changed from R -2 to PD -I:
Z- 4116 -A — Described as parts of Sections 8 and 9, T -1 -N, R -11 -W,
Pulaski County, Arkansas, more particularly described as follows:
Beginning at a point on the Section line between said Sections 8 and 9,
which is 2,532.4 feet North of the comer between Sections 8, 9, 16,
and 17, T -1 -N, R -11 -W; thence N88 °50' West 433.2 feet; thence
N37 °00' East 967.8 feet; thence S69 °31' East 708.3 feet; thence
S69 037' East 300.4 feet; thence S14 °51' West 134.5 feet; thence
S88 °50' East 60.0 feet, more or less, to the centerline of Fourche
Creek; thence Southwesterly along the centerline of Fourche Creek
320.1 feet, more or less; thence N88 °50' West, 1,025 feet, more or
less, to the Point of Beginning: (8300 Kellett Road)
LESS AND EXCEPT the following lands which were conveyed to the
City of Little Rock by a Warranty Deed filed for record February 1,
1988, as Instrument Number 88- 04415, and are described as: A tract

R -11 -W, Little Rock, Pulaski County, Arkansas, being more
particularly described as follows: Commencing at a 1 — %2" pipe being

SECTION 3. That the change in zoning classification contemplated for ECCO
Development Corporation (Long -form PD -I) is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36- 454(e) of the
Code of Ordinances.

SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of
the City of Little Rock, Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
