AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following property be and is
hereby changed as indicated:
Z -7478 — Described as a part of the West '/a of the SE '/4 and a part of
the SW '/4 of the NE 1/4, Section 36, T -2 -N, R -14 -W, City of Little
Rock, Pulaski County, Arkansas being more particularly described as
follows:
BEGINNING at the NE corner of Lot 2, Arkansas Systems Office
Park, to the City of Little Rock, Pulaski County, Arkansas; thence
S88 °00'08" East, 585.01 feet to the East line of the SW '/4 of the NE '/4
of said Section 36; thence SO 1 ° 11' 59" West along the East line of the
SW '/4 of the NE '/4 of said Section 36 for a distance of 222.89 feet to
the NE corner of the NW '/4 of the SE '/4 of said Section 36; thence
SOl °33'36" West, along the East line of the NW '/4 of the SE '/4 of said
Section 36 for a distance of 1,006.01 feet to the North Right -of -Way
line of Arkansas Systems Drive; thence N88 °00'37" West, along said
North right -of -way line, 252.95 feet; thence along said North right -of-
way line along a curve to the right having a radius of 447.46 feet, an
arc length of 199.71 and a chord bearing and distance of N75 °13'26"
West, 198.06 feet; thence N62'26'1 6" West, along said North right -of-
way line, 166.64 feet; thence NO2 °01'50" East, 1,113.16 feet to the
Point of Beginning, containing 16.343 Acres (711,911 Sq. Ft.) more or
less: From "0-2" Office and Institutional District to "0-3" General
Office District. (15900 Arkansas Systems Drive)
SECTION 2. That the zoning of the above described property is subject to the
following conditions which were proposed by the applicant for the property described in
Section 1 of this ordinance and which shall be covenants running with the land to bind
subsequent grantees of the property:
• Provide right -of -way dedication for Kirk Road to meet Master Street Plan
Standards.

• Provide minimum building setback of 40 feet from existing prgperfy
boundaries.

• Limit sinage to the maximums allowed for office uses.

• Provide street buffers of 35 feet minimum on Arkansas Systems Drive and
Kirk Road frontages.
• Limit building area coverage to 40 percent of the property area.
• Limit minimum lot sizes to two acres if property is subdivided at a future date.
SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock and designated district map be and is hereby amended to the
extent and in the respects necessary to affect and designate the changes provided for in
Sections 1 and 2 hereof.
SECTION 4. That the Ordinance shall take effect and be in full force 30 days
after the date of its passage and approval.
SECTION 5. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
