AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED HUNTER SHORT -
FORM PD -C (Z -7468) LOCATED AT 6124 BUZ LANE, IN
PULASKI COUNTY, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -C:
Part of Tract 23, Becknell Subdivision (an unrecorded subdivision),
located in Section 14, T -2 -N, R -14 -W, Pulaski County, Arkansas, being
more particularly described as following, to—wit: Beginning at the
northwest comer of said Tract 23, Thence Run S72 °38E, 95.8 feet; thence
500017' W 152.3 feet; thence N89 °24' W 92.6 feet; thence N00 °36'E 179.9
feet to the point of beginning, together with an easement for ingress and
egress over and across the following described property: A strip of land 12
feet in width east and west lying east of and adjacent to the following
described tracts: Part of Tract 23, Becknell Subdivision (an unrecorded
subdivision), in Section 14, T -2 -N, R -14 -W, Pulaski County, Arkansas,
Described as: beginning at the southwest corner of Tract 23; thence
N00036'E 140.1 feet; thence S89 °24'E 93.2 feet; thence S00 °l7'W 168
feet; thence N72 °5 VW 98.1 feet to the point of beginning, containing 0.33
acre. and Part of Tract 23, Becknell Subdivision (an unrecorded
subdivision), in Section 14, T -2 -N, R -14 -W, Pulaski County, Arkansas,
described as: Commencing at the southwest corner of Tract 23; thence
NO °36'E along the west line of said tract, 140.1 feet to the point of
beginning; thence continue along said west line, N00 °36'W 100 feet;
thence S89 °24'E 92.6 feet; thence S00017'W 100 feet; thence N89 °24'W
93.2 feet to the point of beginning, containing 0.21 acre.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for H
Short-form PD -C is conditioned upon obtaining a final plan approval within the
specified by Chapter 36, Article Vll, Section 36 -454 (e) of the Code of Ordinances.;

SECTION 4. That the map referred to in Chapter 36 of the Code of Ord

amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
