AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
INDUSTRIAL DISTRICT TITLED FLETCHER SHORT -
FORM PD -I (Z -7411) LOCATED AT 21900, 21901 and
21902 CANTRELL ROAD, PULASKI COUNTY,
ARKANSAS, AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -I:
Part of Tract "A ", in the SW '/4, SW '/4, Section 9, T -2 -N, R -14 -W; Part of
Tract `B ", in the NW '/4. NW '/4, Section 16, T -2 -N, R -14 -W; and part of
the NW '/4 NW '/4 NW %4, Section 16, T -2 -N, R -14 -W; all in Pulaski
County, Arkansas, described as: Commencing at the NW comer of Section
16; thence S22 °21'41 "E along the west line of Tract "B ", 109.53 feet to
the point of beginning; thence N86 °05'30 "E 158.00 feet; thence
N05 000'51 "W 181.06 feet to the north line of Tract "A "; thence
N63 054'54 "E along said north line, 91.61 feet to the north corner of Tract
"A"; thence S36 058'48 "E along the east line of Tract "A ", 167.26 feet to
the NE corner of Tract `B "; thence SI1 °21'30 "E along the east line of
Tract "B ", 231.76 feet to the SE Corner thereof on the north right -of -way
of Arkansas State Highway 10; thence along a curve to the left having a
chord bearing an distance of, S77 °14'12 "W 297.40 feet; thence
N22 021'47 "W 211.02 feet to the point of beginning, containing 1.97
acres, more or less. AND beginning at a point of the south line of the NW
%4 NW %4 NW %4, which is 278 feet east of the SW corner of the NW '/4

of Arkansas State Highway 10; thence on a curve to the right having a

SECTION 2. That the preliminary site development plan/plat be approved as

SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION i. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
