18635• • ORDINANCE NO. 18,635 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED SUPERIOR FEDERAL BANK AT THE RANCH SHORT -FORM PD -O (Z -7119) LOCATED AT THE NORTHEAST CORNER OF RANCH DRIVE AND CANTRELL ROAD IN THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from PD -O to C -2: Part of the SW 'a SW '44 of Little Rock, Pulaski particularly described as: Section 13, T -2 -N, R -14 -W, County, Arkansas, more Commencing at the southernmost corner of Lot B -4, the Ranch, an addition to the City of Little Rock, Arkansas, said corner lying on the west right -of -way line of Ranch Drive; thence northeasterly along said west right -of -way line being the arc of a 40.00 ft. radius curve to the left, a chord bearing and distance of N43 °41'02 "E, 13.47 ft.; thence N34 °00158 "E and continuing along said west right -of- way line, 223.22 ft.; thence S55 °59102 "E, 60.00 ft. to a point on the east right -of -way line of said Ranch Drive and the point of beginning; thence S55 °59'02 "E, 263.32 £t.; thence S34 °00'58 "W, 269.43 ft. to a point on the north right -of -way line of Arkansas State Hwy. #10; thence N65 °08151 "W, along said north right -of -way line, 94.44 ft.; thence N51 °19'41 "W and continuing along said north right - of -way line, 133.77 ft.; thence northwesterly and continuing along said north right -of -way line being the arch of a 40.00 ft. radius curve to the right, a chord bearing and distance of N08 °39'21 "W 54.22 ft. to a point on the said east right -of -way line of Ranch Drive; thence N34 °00158 11E along said east right -of -way line, 233.74 ft. to the point of beginning, containing 72,744 sq. ft. or 1.6700 acres more or less. SECTION 2. _ That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. • SECTION 3. That the change in zoning classification contemplated for Superior Federal Sank at the Ranch Short -Form PD -O is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. resolutions, or parts of the same provisions of this ordinance are of such inconsistency.
