18594• 0 ORDINANCE NO. 18.594 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED MCKINSTRY- THREET - SHORT -FORM PCD (Z- 6881 -A) LOCATED AT THE NORTHEAST CORNER OF CANTRELL ROAD AND BLACK ROAD IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -2 to PCD. Part of the SW '�a of the SW '< of Section 17, and part of the NW %s of the NW 's of Section 20, all in T -2 -N, R -13 -W City of Little Rock, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the SW corner of the SW ;a of the SW 14, Section 17, T -2 -N, R -13 -W, the Point of Beginning; thence NO1 °28114" East, along the West line of said SW 4 SW 4, 181.70 feet; thence S88 031146" East, 304.08 feet; thence along a curve to the left having a radius of 1,030.00 feet, an arc length of 161.50 feet, and a chord bearing and distance of SO4 021151" West, 161.33 feet; thence S00 007140" East, 27.39 feet to a point on the south line of the SW 144 of the SW 's of Section 17; thence S00 007140" East, 20.03 feet; thence S87 012'55" East, 10.01 feet; thence S00 007140" East, 195.11 feet to a point on the North right -of- way line of Highway 10; thence along said right -of -way the following 4 courses and distances; N69 °38132" West, 167.53 feet; N64 009'13" West, 134.87 feet; N63 °45146" West, 10.27 feet; N69 °58146" West, 23.87 feet to a point on the West line of the NW 'tee of the NW '4 of Section 20; thence along said West line of the NW 144 of the NW 4 and leaving said right -of- way NO1 049111" East, 100.30 feet to the Point of Beginning, containing 2.401 acres (104,595 sq. ft.) more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for McKinistry- Threet (Short -form PCD) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(e) of the Code of Ordinances. SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
