18592s • I ORDINANCE NO. 18,592 2 AN ORDINANCE TO APPROVE A PLANNED ZONING 3 DEVELOPMENT AND TO ESTABLISH A PLANNED DEVELOPMENT — 4 INDUSTRIAL DISTRICT TITLED WILBERT VAULT — SHORT -FORM 5 PD -I (Z- 7092)(4) LOCATED AT 12705 ALEXANDER ROAD IN THE CITY 6 OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING 7 MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. 8 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF 9 THE CITY OF LITTLE ROCK, ARKANSAS: 10 Section 1. That the zone classification of the following described property be 11 changed from R -2 to PD -I: 12 Part of the West 1/2 West 1/2 NW 1/4 NE 1/4 NE 1/4 and part 13 of the East 1/2 West 1/2 NW 1/4 NE 1/4 NE 1/4 of Section 17, T -1 -S, R- 14 13 -W, Pulaski County, Arkansas. More particularly described 15 as: Commencing at the NE corner of the NE 1/4 NE 1/4 Section 17, 16 T -1 -S, R -13 -W; thence West along the North line of said NE 1/4 17 NE 1/4, 974.41 feet to the point of beginning; thence continue 18 West 325.2 feet; thence S00 °55'49" West 661.59 feet; thence East 19 325.2 feet; thence N00 °55'49" East 661.59 feet to the Point of 20 Beginning. Containing 4.95 acres, more or less. Above 21 described property is subject to a right -of -way for Alexander 22 Road and subject to an easement for power lines. 23 Section 2. That the preliminary site development plan /plat be approved as 24 recommended by the Little Rock Planning Commission. [PAGE 1 OF 3] • • 1 Section 3. That the change in zoning classification contemplated for Wilbert Vault 2 (Short - (form PD-1(11)) is conditioned upon obtaining a final plan approval within the 3 time specified by Chapter 36, Article VII, Section 36- 454(e) of the Code of Ordinances, 4 including the following special conditions: 5 (A) No storage will be developed or utilized for the rear 100 feet of the 6 property; 7 (B) There will be one orange painted post on each of the sides of the 8 property 100 feet from the rear of the property; 9 (C) An aluminum, commercial style fence, will be constructed upon the 10 rear boundary of the property adjacent to the James Conner property, as it is 11 defined on the date of this ordinance, at such time as James Conner commences 12 construction of a subdivision upon its adjacent property, it being understood that 13 the commencement of construction means the time when James Conner completes 14 the construction of roads, streets, or both, within the proposed subdivision for the 15 purposes of ingress or egress to the subdivision. 16 Section 4. That the map referred in Chapter 36 of the Code of Ordinances of the 17 City of Little Rock, Arkansas, and designated district map be and it is hereby amended to 18 the extent and in the respects necessary to affect and designate the change provided for in 19 Section 1 hereof. 20 Section 5. That this Ordinance shall not take effect and be in full force until the final 21 approval of the plan. 22 Section 6. Severability. In the event any title, section, paragraph, item, sentence, 23 clause, phrase, or word of this ordinance is declared or adjudged to be invalid or 24 unconstitutional, such declaration or adjudication shall not affect the remaining portions 25 of the ordinance which shall remain in full force and effect as if the portion so declared or 26 adjudged invalid or unconstitutional was not originally a part of the ordinance. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
