AN ORDINANCE APPROVING MODIFICATION TO A
PLANNED ZONING DISTRICT AND PROVIDING FOR
THE ESTABLISHMENT OF A PLANNED ZONING
DEVELOPMENT TITLED THE VILLAGE AT RAHLING
ROAD (LOT 10) - REVISED PCD (Z- 6323 -C),
LOCATED AT THE SOUTHEAST CORNER OF CHENAL
PARKWAY AND RAHLING ROAD ( RAHLING
CIRCLE), IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING ORDINANCE NO. 17,542
AND THE OFFICIAL ZONING MAP OF THE CITY
OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 17,542 passed on
August 5, 1997, be amended to provide for modification of
the Planned Zoning Development described
as The Village at Rahling Road - Long -Form PCD (Z- 6323);
SECTION 2. That the zone classification of the
following described property be changed from PCD
to Revised PCD:
Part of Section 36, T -2 -N, R -14 -W, Little
Rock, Pulaski County, Arkansas more
particularly described as:
Beginning at the NE corner of Lot 9B, The
Village at Rahling Road, Little Rock,
Arkansas; thence Easterly along the South
right -of -way line of Rahling Circle being the
arc of a 199.00 foot radius curve to the left,
a chord bearing and distance of N49 038154"
East, 60.25 feet; thence S46 °21151" East,
235.29 feet; thence S25 °29103" West, 71.97
feet; thence N87 °58110" West, 100.29 feet to
the SE corner of said Lot 9B; thence
N24 042131" West along the East line of said
Lot 9, 203.39 feet to the point of beginning,
containing 25,000 square feet or 0.5739 acres
more or less.
SECTION 3. That the revised site development plan be
approved as recommended by the Little Rock Planning
Commission.
SECTION 4. That the change in zoning classification
contemplated for The Village at Rahling Road (Lot 10) -
Revised PCD is conditioned upon obtaining final plan
approval within the time specified by Chapter 36, Article
VII, Section 36- 454(d) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 2
hereof.
SECTION 6. That this Ordinance shall not take effect
and be in full force until the final approval of the plan.
SECTION 7. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall
not affect the remaining portions of the ordinance which
shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 8. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this Ordinance are hereby repealed
to the extent of such inconsistency.
