ORDINANCE NO. 18,514
AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED STAGECOACH
VILLAGE - LONG -FORM PRD (Z- 6178 -E)
LOCATED ON THE WEST SIDE OF STAGECOACH
ROAD, APPROXIMATELY 1,400 FEET SOUTH OF
BASELINE ROAD IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 to PRD:
All that part of the NW k of the NE a and all
that part of the SW ;4 of the NE 444 of Section 5,
T -1 -N, R -13 -W more fully described as follows:
Beginning at the SW corner of said NW 14 NE '4
and run thence N0 009140" East along the West
line thereof for 792.37 feet to a 2" iron pipe;
thence S89 °20103" East for 849.79 feet ; thence
S05 °20'34" West for 131.19 feet; thence
S29 034115" West for 272.81 feet; thence
SO1 055104" West for 477.68 feet to an existing
fence; thence along said fence the following
courses: N86 °25' West 86.00 feet, N87 °04'
West 100.00 feet, N86 043' West 100.00 feet,
N85 027' West 100.00 feet, N86 °16' West 100.00
feet, N86 036' West 100.00 feet, N86 °41' West
89.00 feet; thence along said fence N73 °16'
West for 16.00 feet to the West line of said SW
'.4 NE 14; thence N00 °01'16" West along the West
line thereof for 18.18 feet to the point of
beginning. Containing 13.86 acres in the NW ;i
NE 4 and 0.28 acres in the SW ;s NE 4.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Stagecoach Village (Long-Form PRD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(e)
of the Code of Ordinances.

SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this Ordinance shall not take effect
and be in full force until the final approval of the plan.
SECTION 6. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not
affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 7. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed to
the extent of such inconsistency.
