AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF LITTLE ROCK, ARKANSAS; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS,
SECTION 1. That the zone classification of the following
property be and is hereby changed as indicated:
Z- 6120 -C - Described as commencing at the NE corner of the
SE 44, NW 'tea, Section 7, T -1 -N, R -13 -W, City of Little Rock,
Pulaski County, Arkansas; thence N88 036138" West along the
North line of said SE ;4, NW 4, for a distance of 105.44
feet to a point on the centerline of a proposed road (West
Kanis Road), said point being on a segment of a curve
concave to the North (said curve having a radius of 900.00
feet and a central angle of 43 °0511511); thence Southerly
along the arc of said centerline, as constructed, for a
distance of 676.87 feet (said curve segment having a chord
bearing of S53 039120" West and a length of 661.03 feet) to
the point of centerline intersection of another proposed
road (Rushmore Avenue); thence S14 051138" East along the
centerline of said proposed road, as constructed, for a
distance of 146.15 feet to the beginning of a curve concave
to the West (said curve having a radius of 1,304.78 feet
and a central angle of 34 °05115 "); thence Southerly along
the arc of said centerline, as constructed, a distance of
776.27 feet (said curve having a chord bearing of
S02 °10157" West and a length of 764.87 feet); thence
departing said centerline N80 016123" West a distance of
415.00 feet; thence N48 016123" West a distance of 185.00
feet to the Point of Beginning; thence N70 011'08" West a
distance of 963.49 feet; thence N87 016153" West a distance
of 505.54 feet to a point on the West line of Section 7;
thence N01 043137" East along said West line a distance of
716.49 feet to a point on the centerline of said proposed
West Kanis Road; thence S88 015151" East along said
centerline, as constructed, a distance of 243.58 feet to
the beginning of a segment of a curve concave to the south
(said curve having a radius of 2,105.33 feet and a central
angle of 03 °2512011); thence Easterly along the arc of said
curve for a distance of 125.75 feet (said curve having a

feet); thence departing said centerline SO1 °40148" West for
a distance of 570.31 feet; thence S62 016123" East for a
distance of 540.00 feet; thence S70 °16123" East for a
distance of 535.00 feet; thence S48 016123" East for a
distance of 75.00 feet to the Point of Beginning,
containing 7.28 acres, more or less: From "R -2" Single
Family to "MF -12" Multifamily District. (West perimeter of
Capitol Lakes Estates)
LESS and EXCEPT the following described portion of the
above described property which is hereby zoned "OS" Open
Space District: A thirty (30) foot wide strip lying
adjacent to and parallel to the western perimeter and
southern perimeter.
SECTION 2. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock and designated
district map be and is hereby amended to the extent and in the
respects necessary to affect and designate the change provided
for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be in
full force 30 days after the date of its passage and approval.
SECTION 4. Severability. In the event any title, section,
paragraph, item, sentence, clause, phrase, or word of this
ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not
affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so declared to
adjudged invalid or unconstitutional was not originally a part
of the ordinance.
SECTION 5. Repealer. All laws, ordinances, resolutions,
or parts of the same, that are inconsistent with the provisions
of this ordinance are hereby repealed to the extent of such
inconsistency.
