AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE
ROCK, ARKANSAS; AND FOR OTHER a
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS,
SECTION 1. That the zone classification of the
following property be and is hereby changed as indicated:
Z -7018 - Described as part of the SE 41 of the SW '4
and part of the SW 'a of the SE %a of Section 3, T -1 -N,
R -13 -W, Pulaski County, Arkansas, more particularly
described as follows:
BEGINNING at the SE corner of Lot 4B, Baptist Medical
Center Development as recorded in Plat Book 38, Page
78; thence along the West right -of -way line of Medical
Center Drive, S00 003'00" West 527.25 feet; thence
along a curve to the left having a radius of 25.00, an
arc distance of 39.28 feet and a chord bearing and
distance of N44 °57100" West 35.36 feet; thence
N89 °57100" West 190.00 feet; thence along a curve to
the right having a radius of 491.51, an arc distance
of 85.41 feet and a chord bearing and distance of
H84 058112" West 85.30 feet; thence S00 003'00" West
308.74 feet to the North right -of -way line of Kanis
Road; thence along said North right -of -way line of
Kanis Road N89 °06'21" West 199.99 feet; thence
N00 003100" East 800.63 feet; thence along the
extension of and along the South line of Lots 4A and
4B, said Baptist Medical Center Development,
S89 °57100" East 499.95 feet to the Point of Beginning,
containing 310,987 square feet, or 7.139 acres, more
or less: From "0-2" Office and Institutional District
to 110-3" General Office District. (Located north and
west of Kanis Road and Medical Center Drive)
SECTION 2. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be
in full force 30 days after the date of its passage and
approval.
SECTION 4. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall
not affect the remaining portions of the ordinance which
shall remain in full force and effect as if the portion so
declared to adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 5. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed
to the extent of such inconsistency.
