AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED ARKANSAS HOSPICE -
LONG -FORM POD (Z- 4175 -G) LOCATED AT THE
NORTH END OF DOVER DRIVE IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from POD (expired)
to POD:
Part of the SE '< of the NW '< of Section 15,
T -1 -N, R -13 -W, Pulaski County, Little Rock,
Arkansas, being more particularly described as
follows:
Beginning at the NW corner of the SE k of the
NW .; thence N86 °51146" East 639.80 feet to the
NW corner of Tract "A ", Kensington Place, Phase
I; thence S02 033137" West along the West line
of said Tract "A" a distance of 600.49 feet to
the NE corner of Lot 262, Kensington Place,
Phase II; thence S71 °24'48" West along the
North line of said Lot 262 a distance of 118.36
feet to a point on the Easterly right -of -way
line of Dover Drive (60 foot right -of -way);
thence S53 025100" West 63.28 feet to a point on
the Westerly right -of -way line of said Dover
Drive; thence S78 039105" West 284.57 feet;
thence N89 051102" West 175.69 feet to a point
on the West line of said SE < of the NW k;
thence N00 028100" East along said West line a
distance of 695.88 feet to the Point of
Beginning containing 9.691 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Arkansas Hospice (Long -Form POD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(e)
of the Code of Ordinances.

SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this Ordinance shall not take effect
and be in full force until the final approval of the plan.
SECTION 6. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not
affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 7. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed to
the extent of such inconsistency.

We own the nursing home property (locally known as Healthcare Center at Good
Shepherd) which is located at 3001 Aldersgate Road, Little Rock. We received the attached
letter copy from Eldon W. Bock concerning a development contemplated for the north end
of Dover Drive.
We request that Arkansas Hospice (the developer)
connection between Aldersgate Road and Dover Drive to
circulation in the area. Thank you for this consideration.

Representatives of the John Barrow Neighborhood Association met with representatives
of Arkansas Hospice in reference to the Hospice Facility proposed location which would
be behind South Highland Church on Dover Street.
We feel a facility of this type would be in compliance with our neighborhood plan which
focuses on service related businesses and working toward providing an outlet for Seniors
to remain in or near the areas in which their homes were located.
John Barrow Neighborhood Association welcomes this development to its association
area and are in full support of its purpose.
