ORDINANCE NO. 18,496
AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED VILLAGE ON
THE LAKES - LONG -FORM PRD (Z- 6120 -D)
LOCATED ALONG COOPER ORBIT ROAD,
APPROXIMATELY 0.4 MILE SOUTH OF KANIS
ROAD IN THE CITY OF LITTLE ROCK, ARKANSAS
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R- 2 /MF -12 to
PRD:
Part of the NW '< of Section 7, T -1 -N, R -13 -W,
City of Little Rock, Pulaski County, Arkansas,
more particularly described as follows:
Beginning at the NE corner of the SE '<, NW 144,
Section 7, T -1 -N, R -13 -W; City of Little Rock,
Pulaski County, Arkansas; thence SO1 045'12"
West along the East line of said SE ., NW < for
a distance of 1,195.32 feet; thence N88 036'01"
West, a distance of 559.17 feet to a point on
the centerline of a proposed road (Rushmore
Avenue) said point being on a segment of a
curve concave to the west (said curve having a
radius of 1,304.78 feet and a central angle of
28 °52'37 "); thence Northerly along the arc of
said centerline, as constructed, for a distance
of 657.60 feet (said curve having a chord
bearing N00 025120" West and a length of 650.67
feet; thence continue along the centerline of
said proposed road N14 °51138" West for a
distance of 146.15 feet to the point of
intersection with the centerline of another
proposed road (West Kanis Road), said point
being on a segment of a curve concave to the
west (said curve having a radius of 900.00 feet
and a central angle of 43 °05115 "); thence
Northerly along the arc of said road
centerline, as constructed, for a distance of
676.87 feet (said curve segment having a chord
bearing N53 °39120" East and a length of 661.03
feet) to the point of intersection with the
North line of said SE 4, NW k; thence

S88 036138" East along said North line for a
distance of 105.44 feet to the HE corner of the
said SE '., NW 'a and the Point of Beginning,
containing 12.82 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Village On The Lakes (Long -Form PRD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(e)
of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this Ordinance shall not take effect
and be in full force until the final approval of the plan.
SECTION 6. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not
affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 7. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed to
the extent of such inconsistency.
