AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL
DISTRICT TITLED COMMERCIAL DEVELOPMENT ASSOCIATES
- SHORT -FORM PCD (Z- 6629 -A) LOCATED ON THE EAST
SIDE OF UNIVERSITY AVENUE, BETWEEN "B" AND "C"
STREETS IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF
THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -3 /R -5 to PCD.
Lot A and B, Merle Replat of part of Lot 15, Howard Adams
Subdivision
,i.
Part of Lot 15, Howard Adams and R. D. Plunkett's
Subdivision, Little Rock, Arkansas, more particularly
described as:
Commencing at the NW corner of said Lot 15; thence
S00 047148" East along the West line of said Lot 15.0
feet; thence N89 °22109" East parallel to the North line
of said Lot 15 10.0 feet to the Point of Beginning;
thence continue N89 °22109" East parallel to the North
line of said Lot 15 260.67 feet; thence S00 °50100" East
135.0 feet; thence N89 048154" East 98.59 feet; thence
N89 °30135" East 56.94 feet; thence S02 030120" West 138.33
feet; thence S89 °22109" West parallel to the South line
of said Lot 15 378.39 feet to the Point of Curvature of a

Beginning, containing 2.43 acres, more or less.

SECTION 2. That the preliminary site development plan /plat be
approved as recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated
for Commercial Development Associates (Short -Form PCD) is conditioned
upon obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36 -454 (d) of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the Code of
Ordinances of the City of Little Rock, Arkansas, and designated
district map be and it is hereby amended to the extent and in the
respects necessary to affect and designate the change provided for in
Section 1 hereof.
SECTION S. That this ORDINANCE shall take effect and be in full
force upon final approval of the plan.
