183120 0 6 77 NO. 18,312 AN ORDINANCE APPROVING MODIFICATION TO A PLANNED ZONING DISTRICT AND PROVIDING FOR THE ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT TITLED FREEWAY BUSINESS PARK - REVISED POD (Z- 4249 -C) LOCATED ON THE SOUTH SIDE OF INTERSTATE 630 APPROXIMATELY 0.1 MILE EAST OF RODNEY PARHAM ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 16,644 AND CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND R OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 16,644 passed on May 3, 1994, be amended to provide for modification of the Planned Zoning Development described as Freeway Business Park - Revised POD (Z- 4249 -C); SECTION 2. That the zone classification of the following described property be changed from POD to Revised POD: Part of the SW k, SW 'a, the SE k, SW k and the SW 4, SE 14 of Section 1, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the SE corner of the SE 4, SW ;I of said Section 1, T -1 -N, R -13 -W; thence N89 043'58" West 20.00 feet; thence NO1 °41102" East 543.00 feet to the point of beginning; thence N66 031158" West 672.77 feet; thence N87 °01158" West 270.00 feet; thence SO1 022102" West 191.70 feet; thence N87 001158" West 410.24 feet; thence S02 002'57" West 52.43 feet; to a point of curvature on Freeway Drive (said point being the point of curvature of a curve to the right having a central angle of 91 °00135" and a radius of 275 feet); thence in a Southwesterly direction along the arc of said curve to the right to a point which is S47 °33114" West 392.32 feet from the point of curvature thereof; 0 ' 678 thence N86 °56'28" West 70.96 feet to a point of curvature on Freeway Drive (said point being the point of curvature of a curve to the left having a central angle of 113 037100" and a radius of 35 feet); thence in a Southwesterly direction along the are of said curve to the left to a point which is S36 °15102" West 58.58 feet from the point of curvature thereof, said point also being a point on the East right -of -way of Rodney Parham Road; thence N20 033128" West along the right -of -way of Rodney Parham Road 108.07 feet; thence S86 056128" East 146.33 feet to a point of curvature on Freeway Drive (said point being the point of curvature of a curve to the left having a central angle of 91 000135" and a radius of 225 feet); thence in a Northeasterly direction along the arc of said curve to the left to a point which is N47 033114" East 320.99 feet from the point of curvature thereof; thence NO2 002157" East 66.26 feet to a point of curvature on Freeway Drive (said point being the point of curvature of a curve to the right having a central angle of 90 055105" and a radius of 225 feet); thence in a Northeasterly direction along the arc of said curve to the right to a point which is N21 °31'13" East 150.00 feet from the point of curvature thereof; thence NO2 °02157" East 77.78 feet; thence N57 056102" East 226.95 feet; thence N73 016102" East 407.20 feet; thence N82 052102" East 667.50 feet; thence SO4 °08158" East 274.10 feet; thence S20 °46158" East 104.00 feet; thence S45 026136" East 26.85 feet; thence SO1 037100" West 276.18 feet; thence N88 °23100" West 20.00 feet to the Point of Beginning containing 12.69 acres, more or less. SECTION 3. That the revised site development plan be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Freeway Business Park - Revised POD is conditioned upon obtaining final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent 2 0 9 6TM7 and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall take effect and be in full force upon final approval of the plan.
