AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE
DISTRICT TITLED PLEASANT RIDGE NORTH OFFICE
BUILDING - SHORT -FORM POD (Z- 1716 -E) LOCATED ON
THE NORTH SIDE OF CANTRELL ROAD, EAST OF
SOUTHRIDGE DRIVE IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from 0-2 to POD:
Part of Plot `A' Woodland Heights Subdivision of the
NE 14, SW 'a and NW 11, SE ;4, Section 21, T -2 -N, R -13 -W,
Little Rock, Pulaski County, Arkansas, and part of the
NE 'mss, Section 21, T -2 -N, R -13 -W, Pulaski County,
Arkansas, all more particularly described as:
Beginning at the intersection of the East -West
centerline of said Section 21 and the Northerly right -
of -way line of Arkansas State Highway No. 10; thence
N53 000118 11W along said Northerly right -of -way line,
102.80 feet to the SE corner of a Little Rock Fire
Department Fire Station; thence N39 °01104 11E along the
Easterly line of said Fire Station property, 197.92
feet to a point on the Southerly right -of -way line of
Southridge Drive; thence Southeasterly along said
Southerly right -of -way line being the arc of a 878.21
foot radius curve to the left, having a chord bearing
and distance of S72 020'21 "E, 166.39 feet; thence
S66 °46110 "E and continuing along said Southerly right -
of -way line, 227.67 feet to the NW corner of the
Little Rock Municipal Water Works property; thence
S23 °28152 11W along the Westerly line of said Water
Works property, 78.08 feet to the SW corner thereof,
said corner lying on the East -West centerline of said
Section 21 and the North line of Plot `A' Woodland
Heights Subdivision; thence S88 °13149 11W along said
centerline and the North line of said Plot `A', 26.39
feet; thence S43 048'22 "W, 219.58 feet to a point on
the Northerly right -of -way line of Arkansas State
Highway No. 10; thence Northwesterly along said
Northerly right -of -way line, being the arc of a
5,769.58 foot radius curve to the left, having a chord
bearing and distance of N52 °01108 "W, 199.14 feet;
thence N53 °00'18 "W and continuing along said Northerly
right -of -way line, 54.84 feet to the point of
beginning, containing 2.1887 acres more or less.
SECTION 2. That the preliminary site development plan /plat be
approved as recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated
for Pleasant Ridge North Office Building (Short -Form POD) is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36 -454 (d) of the Code of
Ordinances.
SECTION 4. That the map referred in Chapter 36 of the Code of
Ordinances of the City of Little Rock, Arkansas, and designated
district map be and it is hereby amended to the extent and in the
respects necessary to affect and designate the change provided for in
Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in full
force upon final approval of the plan.
