4 AN ORDINANCE TO APPROVE A PLANNED ZONING
5 DEVELOPMENT AND TO ESTABLISH A PLANNED OFFICE
6 DISTRICT ENTITLED SOUTHRIDGE OFFICE PARK -- LONG -
7 FORM POD (Z -6787) LOCATED AT THE NORTHWEST CORNER
8 OF CANTRELL ROAD AND SOUTHRIDGE DRIVE IN THE CITY
9 OF LITTLE ROCK, ARKANSAS; TO AMEND CHAPTER 36 OF
10 THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK;
11 AND FOR OTHER PURPOSES.

13 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
14 THE CITY OF LI'TT'LE ROCK, ARKANSAS:
15 Section 1. That the zone classification of the following described property be changed
16 from R -2 to POD
17 Part of the North '/Z, Section 21, T -2 -N, R -13 -W, Pulaski County,
18 Arkansas, more particularly described as:
19 Beginning at the SW corner of Lot 64, Walton Heights, an addition to the
20 City of Little Rock, Arkansas, said point being on the North right -of -way
21 line of Southridge Drive; thence N 10 °02'30" E along the West line of
22 said Lot 64, 258.6 feet to the SE corner of Lot 51, said addition; thence
23 N 76 °52'30" W along the South Line of said Lot 51, 9.6 feet; thence N
24 63'16'00" W along the South Line of Lots 51 thru 46, said addition,
25 412.55 feet; thence N 59`06'00" W along the South Line of Lots 46 thru
26 44, said addition, 232.3 feet; thence N 54 °56'00" W along the South Line
27 of Lot 44 thm 42 said addition, 144.31 feet; thence S 36 °33'00" W, 311.3
28 feet to the North right -of -way line of Arkansas State Highway No. 10;
29 thence Southeasterly along said North right -of -way line approximately
30 800 feet to the West and North right -of -way line of Southridge Drive;
31 thence Northeasterly along said West and North right -of -way line, being
32 the arc of a 191.07 foot radius curve to the right, a chord bearing and
33 distance of N 68 °14'30" E, 201.31 feet to the Point of Beginning,
34 containing 7.149 acres more or less.

36 Section 2. That the preliminary site development plan be approved as presented to the
37 Little Rock Board of Directors and as will be attached as Exhibit A to this Ordinance, so that
38 when modifications are completed it would include provisions that the left turn entry into the
39 property from Southridge Road would not be permitted.

1 Section 3. That the change in zoning classification contemplated for Southridge Office
2 Park (Long -Form POD) is conditioned upon obtaining a final plan approval within the time
3 specified in Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances.
4 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City
5 of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent
6 and in the respects necessary to affect and designate the change provided for in Section 1 hereof.
7 Section 5. That this Ordinance shall not take effect and be in full force until the final
8 approval of the plan.
9 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause,
to phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such
11 declaration or adjudication shall not affect the remaining portions of the ordinance which shall
12 remain in full force and effect as if the portion so declared or adjudged invalid or
13 unconstitutional was not originally a part of the ordinance.
14 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are
15 inconsistent with the provisions of this resolution are hereby repealed to the extent of such
16 inconsistency.
