182350 0 ORDINANCE NO. 18,235 AN ORDINANCE APPROVING MODIFICATION TO A PLANNED ZONING DISTRICT AND PROVIDING FOR THE ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT TITLED THE VILLAGE AT RAHLING ROAD (LOT 9) - REVISED PCD (Z- 6323 -A), LOCATED AT THE SOUTHEAST CORNER OF CHENAL PARKWAY AND RAHLING ROAD IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 17,542 AND CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 17,542 passed on August 5, 1997, be amended to provide for modification of the Planned Zoning Development described as The Village at Rahling Road (Lot 9) - Revised PCD (Z- 6323 -A); SECTION 2. That the zone classification of the following described property be changed from PCD to Revised PCD: A parcel of land in Section 36, T -2 -N, R -14 -W, Little Rock, Arkansas, being more particularly described as follows: Part of Section 36, T -2 -N, R -14 -W, Pulaski County, Arkansas, more particularly described as: Starting at the center of said Section 36; thence SO °45134 "W along the North -South centerline of said Section 36, 1,021.60 feet to a point; thence northwesterly along the arc of a 2,864.79 foot radius curve to the left, having a chord bearing and distance of N22 °55154 "W, 873.62 feet; thence N31 042'05 "W, 250.67 feet to the point of beginning; thence N31 042105 11W, 1,314.91 feet to a point; thence N58 °01111 "E, 55.50 feet to a point; thence northeasterly along the arc of a 1,432.39 foot radius curve to the right, having a chord bearing and distance of N68 °55141 "E, 542.22 feet to a point; thence N79 050'14 "E, 600.53 feet to a point; thence S33 °22'03 "E, 885.66 feet to a point; thence S25 °25'37 "W, 545.94 feet to a point; thence N88 001136 "W, 192.88 feet; thence S66 030155 "W, 559.54 feet to the point of beginning, containing 33.2741 acres more or less. 41- qU 0 0 SECTION 3. That the revised site development plan be approved as recommended by the little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for The Village at Rahling Road (Lot 9) - Revised PCD is conditioned upon obtaining final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof.
