18205ORDINANCE NO. 18,205 AN ORDINANCE APPROVING MODIFICATION TO A PLANNED ZONING DISTRICT AND PROVIDING FOR THE ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT TITLED KANIS ROAD MINI - STORAGE - REVISED PCD (Z- 4653 -F), LOCATED ON THE WEST SIDE OF BOWMAN ROAD, 700 FEET SOUTH OF KANIS ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING ORDINANCES NO. 15,105, 16,204, 17,204, 17,403 AND CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 15,105 passed on June 3, 1986, Ordinance No. 16,204 passed on April 7, 1992, Ordinance No. 17,204 passed on June 4, 1996 and Ordinance No. 17,403 passed on February 18, 1997, be amended to provide for modification of the Planned Zoning Development described as Kanis Road Mini- Storage - Revised PCD (Z- 4653 -F); SECTION 2. That the zone classification of the following described property be changed from PCD to Revised PCD Being a part of the North It of the SE 14 of the NW 34 of the NW 4 of Section 9, T -1 -N, R -13 -W, in Pulaski County, Arkansas, and also being the Jim and Kaye Wood tract recorded as document 96 -32975 in the Pulaski County Arkansas Circuit Clerk's Office. More particularly described as follows, with all bearing referenced to the North line of the said Jim and Kaye Wood tract as recorded in said document 96- 32975: Commencing 25 feet West of the NE corner of the said North It of the SE ;a of the NW 'a of the NW k of Section 9, T -1 -N, R -13 -W, to a found 16V" iron rod, said %4" iron rod being the Point of Beginning. From the point of beginning the following 6 courses: 1. Thence along the west right -of -way of Bowman Road, S00 011'23" West, 104.87 feet, to a found 1" w v iron pipe, said iron pipe being the SE corner of the front of the herein described tract. 2. Thence S89 056'38" West 195.25 feet, to a found 'Y" iron pipe. 3. Thence S00 013139" East 59.91 feet, to a found IV' iron pipe. 4. Thence N59 057'19" West, passing at 138.55 feet a found till iron rod, and also passing at 302.85 feet, and 0.47 feet South, a found %1' iron pipe, in all a total distance of 448.52 feet to a found %" iron pipe, being the SW corner Of this tract. 5. Thence N01 008'56" West 164.66 feet, along the East line of the Cherry Creek Subdivision, as recorded in Plat Book D, Page 306, same also being the West line of the said North '* of the SE '4 of the NW 'a of the NW k of Section 9, T -1 -N, R- 13-W, to a found It" iron pipe. Said %11 iron pipe being the NW corner for this tract. 6. Thence N90 °00'00" East, passing at 149.92 feet a found 't" iron rod, and also passing at 310.53 feet, and 0.50 feet South a found 'V" iron rod, in all a total distance of 647.18 feet to the Point of Beginning, containing 2.17 acres, more or less. SECTION 3. That the revised site development plan be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Kanis Road Mini- Storage - Revised PCD is conditioned upon obtaining final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall take effect and be in full force upon final approval of the plan.
