AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED ARKANSAS
TEACHERS RETIREMENT VILLAGE - LONG -FORM
PRD (Z- 6532 -A) LOCATED ON THE EAST SIDE
OF CHENAL VALLEY DRIVE, NORTH OF RAHLING
ROAD IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R- 2 /MF -18 to PRD.
Part of the South 112, Section 25 and part of the
HE 1/4, Section 36, T -2 -N, R -14 -W, Little Rock,
Pulaski County, Arkansas, more particularly
described as:
Commencing at the SE corner of Tract 7A, Chenal
Valley, an addition to the City of Little Rock,
Arkansas; thence N73 035101 "E, 60.00 feet to a point
on the East right -of -way line of Chenal Valley
Drive and the point of beginning; thence Northerly
along said East right -of -way line, being the arc of
a 1,115.92 foot radius curve to the right, a chord
bearing and distance of N04 051103 11W, 347.39 feet;
thence N04 °08123 11E and continuing along said East
right -of -way line, 412.10 feet; thence
Northwesterly and continuing along said East right -
of -way line, being the arc of a 507.46 foot radius
curve to the left, a chord bearing and distance of
N39 044'39 "W, 703.58 feet; thence N83 °37153 "W and
continuing along said East right -of -way line,
317.79 feet; thence N00 044116 11E, 500.00 feet;
thence N51 008'57 "E, 450.00 feet; thence
S53 010'56 "E, 600.00 feet; thence N67 050141 "E,
520.00 feet; thence S56 034152 "E, 550.00 feet;
thence N73 °23'58 "E, 252.92 feet; thence
S43 052120 "E, 850.00 feet; thence S21 015133 "W,
550.00 feet; thence S65 012107 11W, 1,761.67 feet to a
point on the East right -of -way line of said Chenal
Valley Drive; thence Northerly along said East

radius curve to the right, a chord bearing and
distance of N17 °39'19 "W, 149.78 feet to the Point
of Beginning, containing 71.9166 acres more or
less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Arkansas Teachers Retirement Village (Long -
Form PRD) is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section
36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and be
in full force upon final approval of the plan.
