AN ORDINANCE APPROVING MODIFICATION TO A
PLANNED ZONING DISTRICT AND PROVIDING FOR
THE ESTABLISHMENT OF A PLANNED ZONING
DEVELOPMENT TITLED MAXMART #2 - REVISED
SHORT -FORM PCD (Z- 6476 -A), LOCATED AT
19500 CANTRELL ROAD, IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE
NO. 17,740 AND CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 17,740 passed on June 2,
1998, be amended to provide for modification of the Planned
Zoning Development described as MaxMart #2 - Revised Short -
Form PCD (Z- 6476 -A);
SECTION 2. That the zone classification of the following
described property be changed from PCD to Revised PCD.
Part of the SE 1/4 NW 1/4, Section 15, T -2 -N, R -14-
W, Pulaski County, Arkansas more particularly
described as:
Commencing at the NW corner of Lot 1, Northwest
Territory Addition, Little Rock, Arkansas (Plat Book
E, Page 949); thence S39 057148 "W, 90.00 feet to a
point on the West right -of -way line of Chenal
Parkway and the Point of Beginning; thence
Southeasterly along said right-of -way line following
the arc of a 527.96 foot radius curve to the right,
a chord bearing and distance of S40 001'08 "E, 183.68
feet; thence S59 059157 11W and continuing along said
right -of -way line, 5.00 feet; thence Southeasterly
and continuing along said right -of -way line,
following the arc of a 522.96 foot radius curve to
the right, a chord bearing and distance of
S18 004122 11E, 216.17 feet; thence Southwesterly and
continuing along said right -of -way line, following
the arc of a 50.00 foot radius curve to the right, a
chord bearing and distance of S46 020'56 "W, 79.73
feet to a point on the North right -of -way line of
Arkansas State Hwy. #10; thence N80 °46144 "W along
said North right -of -way line 226.04 feet; thence

N09 014'31 11E, 400.13 feet; thence Southeasterly along
the arc of a 527.96 foot radius curve to the right,
a chord bearing and distance of S52 028'46 "E, 45.08
feet to the Point of Beginning, containing 76,876
square feet or 1.764 acres more or less.
SECTION 3. That the revised site development plan be
approved as recommended by the Little Rock Planning
Commission.
SECTION 4. That the change in zoning classification
contemplated for MaxMart - Revised PCD is conditioned upon
obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36- 454(d) of the Code of
Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and is hereby amended to the extent
and in the respects necessary to affect and designate the
change provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall take effect and be
in full force upon final approval of the plan.
