AN ORDINANCE APPROVING MODIFICATION TO A �?
PLANNED ZONING DISTRICT AND PROVIDING FOR THE G64 4
ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT
TITLED OTTER CREEK VILLAGE MINI - WAREHOUSES -
REVISED PD -C (Z- 3454 -J), LOCATED NEAR THE
SOUTHWEST CORNER OF STAGECOACH ROAD AND OTTER
CREEK PARKWAY, IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING ORDINANCE NO. 17,188 AND
CHAPTER 36 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 11,188 passed on May 21, 1996
be amended to provide for modification of the Planned Zoning
Development described as Otter Creek Village Mini- warehouses -
Revised PD -C (Z- 3454 -J);
SECTION 2. That the zone classification of the following
described property be changed from PD -C to Revised PD -C:
Lot 3R, Otter Creek Village Commercial Subdivision,
part of the SW 14 SW 14 and part of the SE 44 SW 14 of
Section 5, T -1 -S, R -13 -W, Little Rock, Pulaski County,
Arkansas, all being more particularly described as:
Beginning at the SE corner of the SW 14 SW 4 of Section
5; thence N88 °24'27" West along the South line of said
SW 44 SW 14 271.75 feet; thence N01 035156" East 529.88
feet; thence S88 °25'28" East 433.68 feet to a point on
the West line of Lot 2, Otter Creek Village Commercial
Subdivision; thence S01 °27'00" West along the West
line of said Lot 2 261.0 feet to the SW corner
thereof, said point also being on the North line of
Lot 3R, Otter Creek Village Commercial Subdivision;
thence S88 033100" East along the line common to said
Lot 2 and Lot 3R 257.34 feet to the NE corner of said
Lot 3R, said point also being the NW corner of Lot 4,
Otter Creek Village Commercial Subdivision; thence
S01 °33147" West along the line common to said Lot 3R
and Lot 4 268.36 feet to a point on the South line of
the SE 14 SW 14; thence N88 035102" West along the South
line of the SE 34 SW 4; thence N88 035102" West along
the South line of said SE 14 SW ;4 and the South line of
said Lot 3R 420.12 feet to the Point of Beginning,
containing 6.86 acres, more or less.

SECTION 3. That the revised site development plan be approved
as recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification n
contemplated for Otter Creek Mini- warehouses - Revised PD _ C is V 6c5
conditioned upon obtaining final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of the Code
of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code
of Ordinances of the City of Little Rock, Arkansas, and designated
district map be and is hereby amended to the extent and in the
respects necessary to affect and designate the change provided for
in Section 1 hereof.
SECTION 6. That this Ordinance shall take effect and be in
full force upon final approval of the plan.
