18103ORDINANCE NO. 18,103 613 AN ORDINANCE APPROVING MODIFICATION TO A PLANNED ZONING DISTRICT AND PROVIDING FOR THE ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT TITLED SIPES - REVISED SHORT - FORM PCD (Z- 3117 -C), LOCATED AT 7415 ASHER AVENUE, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 16,540 AND CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 16,540 passed on December 21, 1993 be amended to provide for modification of the Planned Zoning Development described as Sipes - Revised Short -Form PCD (Z- 3117 -C); SECTION 2. That Section 2, subsection (B) of Ordinance No. 16,540 be amended as follows: (B) The South 506.01 feet (measured along the said west property line), shall be used for vehicular parking to include trucks and trailers, with the following conditions applying: (1) There is to be no outside storage or display of materials. (2) There is to be no permanent storage of inoperative trailers or vehicles. (3) The two existing metal buildings within this area are to be used for storage only. SECTION 3. That the zone classification of the following described property be changed from PCD to Revised PCD: A parcel of land in Section 13, T -1 -N, R -13 -W, and located at 7415 Asher Avenue, Little Rock, Arkansas, being more particularly described as follows: Commencing at the Southwest corner of Section 13, thence run East 458.7 feet to a point of beginning, thence run N00 029' East 841.01 feet to a point on the South right - of -way line of Asher Avenue, thence run N56 037' East along said right -of -way line of 286.44 feet to a point, thence run S00 029' West 998.6 feet to a point, thence run West 237.6 feet to the point of beginning, containing 5.0 acres, more or less. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary and affect and designate the change provided for in Section 3 hereof.
