AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.

WHEREAS, as part of the Chicot West /I -30 South
Neighborhood Action Plan, a review of the area's zoning and
land use plan was undertaken; and
WHEREAS, as a result of that review numerous
properties in the area were identified for rezoning to a
more restrictive zoning designation; and
WHEREAS, on November 4, 1997 the Board of Directors
passed Ordinance No. 17,605 which rezoned several
properties in the area to a more restrictive zoning
classification; and
WHEREAS, the Arkhola Sand and Gravel Company property
located at 9712 Mann Road was rezoned from 11I -2" Light
Industrial to "C -3" General Commercial District creating a
non - conforming use; and
WHEREAS, it was not the intent of the Chicot West /I -30
South Neighborhood Action Plan to create non - conforming
uses; and
WHEREAS, it is appropriate to restore the "I -2" Light
Industrial zoning classification for the Arkhola Sand and
Gravel Company property located at 9712 Mann Road.
NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF
TORS OF THE CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
property be and is hereby changed as indicated:
Z -6392 - A part of the NW 14 of the SW 4 Section
2, T -1 -S, R -13 -W Pulaski County, Arkansas, more
particularly described as follows:
Beginning at the NW corner of the said NW 14 of
the SW 4, Section 2; thence East along the North

line of the said NW '4, SW ;4 for 824.09 feet;
thence South 41.14 feet; thence East 161.71
feet; thence N83 °15145 "E for 258.16 feet; thence
N56 °08133 "E for 76.98 feet; thence East 27.85
feet to the East line of said NW 14 SW 14; thence
S00 017145 11E and along said East line for 29.26
feet to a point on the Northerly right -of -way
line; thence S56 008133 11W along said Northerly
right -of -way line for 1,635.93 feet to the West
line of the NW ;i of the SW 14; thence N01 031137 11E
and along the said West line for 909.26 feet to
the point of beginning containing 13.60 acres
more or less.
Less and except a part of the NW '•a of the SW 'I
of Section 2, T -1 -S, R -13 -W, Pulaski County,
Arkansas, more particularly described as
follows:
From the NW corner of the said NW 'mss of the SW 'n
of Section 2, running East and along the North
line of the said NW ;4 SW 14 for 768.39 feet to
the point of beginning; thence continue East and
along said North line of the NW 'i SW 144 for 55.7
feet; thence South for 41.14 feet; thence West
and parallel to the said North line of the NW 4
SW 14 for 55.7 feet; thence North for 41.14 feet
to the point of beginning, containing 0.05 acres
more or less: From "C -3" General Commercial to
11I -2" Light Industrial District. (9712 Mann
Road)
SECTION 2. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 3. That this Ordinance shall take effect and be
in full force from and after its passage and approval.
