AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED BOEN PLAZA -
LONG -FORM POD (Z- 4213 -C) LOCATED AT THE
NORTHWEST CORNER OF COLONEL GLENN AND
BOWMAN ROADS IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from 0-3/C -2 to POD.
Part of the NE =s of Section 20 and part of the NW 14
of Section 21, T -1 -N, R -13 -W, Little Rock, Arkansas,
more particularly described as:
Beginning at the intersection of Colonel Glenn Road
and Bowman Road; thence in a Westerly direction
along the centerline of Colonel Glenn Road the
following courses: S69 020'38 "W 400.0 feet;
S72 003137 11W 295.20 feet; S70 °21128 "W 32.47 feet;
thence NO2 036'40 11E 195.46 feet; thence N87 °20101 "W
297.62 feet; thence NO2 039'59 "E 643.46 feet; thence
S87 020101 "E 963.07 feet to a point in the centerline
of Bowman Road; thence SO1 °48138 11W along the
centerline of Bowman Road 564.40 feet to the Point
of Beginning, containing 13.815 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Boen Plaza (Long -Form POD) is conditioned
upon obtaining a final plan approval within the time specified
by Chapter 36, Article VII, Section 36- 454(d) of the Code of
Ordinances.

SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be
in full force upon final approval of the plan.
