ORDINANCE NO. 17,915
AN ORDINANCE RECLASSIFYING PROPERTY LOCATED
IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING
SECTION 36 OF THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK,ARKANSAS.
SECTION 1. That the zone classification of the following property be and is hereby
changed as indicated:
Z -6599 — Described as a tract of land situated in the SE 1/4, SW 1/4 of Section 5,
Township 1 South, Range 13 West, City of Little Rock, Pulaski County, Arkansas, being
more particularly described as follows:
Commencing at a fence comer at the southeast comer of said SE 1/4, SW 1/4, thence
N88 °47'03" W along the South line of said Section 5, for a distance of 94.08 feet; thence
N01012'57 "E 142.83 feet to the point of the beginning on the North right -of -way line of
Otter Creek Road as shown on AHTD right -of -way job 60513; thence S88 055'10 "W
along said North right -of -way 374.85 feet; thence continuing along said North right -of-
way N88 °51' 13 "W 75.00 feet to the East right -of -way line of State Highway 5 as shown
on the AHTD job 060446; thence along said East right -of -way of Highway 5 the
following courses and distances: N49 °56'34 "W 23.24 feet; thence N04 °47'56 "W 71.52
feet; thence N10 °12'56 "E 195.54 feet; thence N15 °19'15 "E 237.87 feet to the southwest
property comer of Southwestern Bell; thence leaving said East right -of -way line
S88 °58'31 "E along the South property line of Southwestern Bell 438.87 feet; thence
S07 014'03 "W 498.63 feet to the point of beginning; and containing 5.40 acres (235,250
S.F.), more or less: from "R -2" Single Family to "C -3" General Commercial District.
Less and except the following described tract: A parcel of land within the above
described area identified as floodway area within the flood hazard boundary. Flood
hazard boundary identified, for purpose of the above land description, on Flood Insurance
Rate Map for the City of Little Rock, Pulaski County, Arkansas Community Panel
Number 050181 0020 E. Map revised November 3, 1993: which is hereby zoned "OS"
Open Space District. (Northeast corner of Stagecoach and Otter Creek Roads)

SECTION 2. That the map refereed to in Section 36 of the Code of Ordinance of the
City of Little Rock and designated district map be an is hereby amended to the extent and in the
respects necessary to affect and designate the change provided for in Section 1 hereof. 23
SECTION 3. That the Ordinance shall take effect and be in full force from and after its
passage and approval.
