AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be and is hereby changed as indicated:
Z -6553 - Described as part of the NE '/a of the NW
% of Section 17, T -1 -N, R -12 -W, Little Rock,
Pulaski County, Arkansas, described as follows:
Beginning at the NW corner of said NE % NW 'A of
Section 17; thence run S89030127" East 229.94
feet to the West right -of -way line of South
Cedar Street; thence run S00 039154" West along
said West right -of -way line, 108.76 feet to the
Northerly right -of -way line of Asher Avenue;
thence run S63 005'01" west along said right -of-
way line of Asher Avenue, 254.45 feet to the
West line of said NE '/a NW %; thence run
N00025115" West along said West line, 225.92
feet to the point of beginning, Less and Except
the West 30.0 feet, now in use as right -of -way
for South Elm Street. Area 0.728 acres, more or
less, (exclusive of West 30.0 feet): From 11C-
3" General Commercial to "C -4" Open Display
District. (4000 Asher Avenue)
SECTION 2. That the zoning reclassification described
in Section 1 of this Ordinance shall be subject to the
following conditions (proposed by the applicant) which shall
be covenants running with the land to bind subsequent
grantees of the property.
o Additional buffering shall be provided on the north
perimeter of the property.
o No access is to be taken from this property onto
West 28" Street.
SECTION 3. That the map referred in Section 36 of the
Code of Ordinances of the City of Little Rock and designated
district map be and is hereby amended to the extent and in
the respects necessary to affect and designate the change
provided for in Sections 1 and 2 hereof.

SECTION 4. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
