AN ORDINANCE REPEALING ORDINANCE NO.
16,586 AND PROVIDING FOR RE- ESTABLISHING
MAX MART PLANNED OFFICE DISTRICT (z-5770-
A) AT 14,924 CANTRELL ROAD IN THE CITY OF
LITTLE ROCK, ARKANSAS; AMENDING CHAPTER 36
OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS.
WHEREAS, Ordinance No. 16,586 establishing three years
for development of the Max Mart POD expired on February 1,
1997, and
WHEREAS, the proposed office development did not occur
within the allotted three years.
WHEREAS, the owner desires to extend and re- establish
the same development plan.
SECTION 1. That Ordinance No. 16,586 be repealed in
its entirety.
SECTION 2. That the below described property be
reclassified from: R -2 Single Family to POD Planned Office
Development.
A parcel of land in Section 19, T -2 -N, R -13 -W,
Little Rock, Arkansas, being more particularly
described as follows:
Beginning at the NW corner of the HE 1/4 of the NW
1/4 of Section 19, T -2 -N, R -13 -W, of the Fifth
Principal Meridian:
Thence S88 056151 "E for a distance of 164.67 feet
to a found 1/2 inch iron pipe; thence S00 026119 "W
for a distance of 468.05 feet to a cotton spindle
on the Northerly right -of -way of Arkansas State
Highway No. 10; thence N62 041122 "W for a distance
of 202.69 feet along said right -of -way to a found
1 1/2 inch A.H.T.D. Aluminum monument; thence
N71 058112 "W for a distance of 7.13 feet to a set
1/2 inch rebar; thence N00 026119 "E for a distance
of 376.29 feet to a found 1/2 inch crimped top
pipe; thence 588056133 "8 for a distance of 22.94
feet to the Point of Beginning. Said property
contains 1.82 acres more or less.
SECTION 3. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 4. That the change in zoning classification
contemplated for Max Mart (Short -Form POD) is conditioned
upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of
the Code of Ordinances.
SECTION 5. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 6. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
