AN ORDINANCE AMENDING CHAPTER 31 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS
PROVIDING FOR VARIANCES OF BUILDING SETBACK,
STREET DESIGN, PIPESTEM LOTS, SIDEWALK
REQUIREMENTS FOR THE WOODS AT HINSON ROAD
PRELIMINARY PLAT (S -1138) SOUTH OF PEBBLE BEACH
AND WEST OF HINSON ROAD.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Chapter 31 of the Code of Ordinances
be amended to provide for variances of certain requirements
within the Subdivision Ordinance of the City of Little Rock
for The Woods at Hinson Preliminary Plat as follows:
Subsection a. That Chapter 31, Section 31 -201 be
amended to provide minimum radius and tangent distance
between reverse curves on a collector street (300 foot
radius vs. 450 foot radius and 150 foot vs. 200 foot
respectively, and that Chapter 31, Section 31- 232(8) be
amended to provide for access to lots 51, 52, 57 and 59
by pipestem and that Chapter 31, Section 31 -175 be
amended as necessary to permit the establishment of a
neighborhood trail system in lieu of conventional
sidewalks, and that Chapter 31, Section 31 -256 be
amended to permit reduced front yard setbacks on Lots
27 thru 30; 43; 84 -91; Lot 31; 36 thru 40; 44 -47; and
80 -83; the setback to be 15 feet in lieu of 25 feet as
required.
SECTION 2. This ordinance shall take effect thirty
(30) days from and after its passage.
