17225r q K i a 'J IX ORDINANCE NO. 17'225 AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A PD -R DISTRICT TITLED THE PARR APARTMENTS LONG -FORM PD -R (Z -6157) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from 0-3 General Office to PD -R Planned District Residential. A parcel of land in the SE 1/4 SE 1/4 of Section 29, T -2 -N, R -12 -W specifically 2200 Riverfront Drive, Little Rock, Arkansas, being more particularly described.as follows: A tract of land situated in the SE 1/4 SE 1/4 of Section 29, T -2 -N, R -12 -W, City of Little Rock, Pulaski County, Arkansas being more particularly described as follows: Commencing at the SE corner of the NW 1/4 SW 1/4 of Section 33, T -2 -N, R -12 -W; thence N01 035' 464.00 feet to the South line of the Riverdale Addition to the City of Little Rock; thence along said South line of the Riverdale Addition N880431W 483.19 feet to a point on the centerline of Riverfront Drive (120 foot right -of -way); thence along said centerline of Riverfront Drive N190461W 3,996.35 feet; thence 5700141W 60.00 feet to a found 1/2 inch rebar at the NE corner of Lot "L- 1C(R)" as recorded in Plat Book C, Page 860, Circuit Clerk's Office, Pulaski County, Arkansas being the point of beginning; thence continue S700141W along the North line of said Lot "L- 1C(R)" and Lot "L- lE(R)" 369.99 feet to a found 1/2 inch rebar at the NW corner of Lot "L- IE(R) "; thence N190461W along the East right -of -way line of Brookwood Drive (60.00 feet of right -of -way) 121.72 feet; thence continuing along said East right -of -way line along a tangent curve to the left having 984.93 foot radius and a chord bearing and distance of N24 038100 "W 167.12 feet for a distance of 167.32 feet; thence continuing along said East right -of -way line N290301W 365.57 feet; thence along a tangent curve to the right having a 50 foot radius and a chord bearing and distance of '14ae' E i N19050'E 75.85 feet for a distance of 86.10 feet to the South right -of -way line of Turtlecreek Lane (60.00 feet right -of -way); thence N690101E along said South right -of -way line 345.43 feet; thence along a tangent curve to the right having a 50.00 foot radius and chord bearing and distance of 566054102 "E 69.38 feet for a distance of 76.68 feet; thence along the West right -of -way line of said Riverfront Drive along a tangent curve to the right having a 894.93 foot radius and a chord bearing and distance of S21022102 "E 49.99 feet for a distance of 50.00 feet; thence continuing along said West right -of -way S190461E 616.25 feet to the point of beginning said tract of land containing 6.505 acres more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for The Park Apartments (Long -Form PD -R) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof.
