AN ORDINANCE APPROVING A PLANNED UNIT
a DEVELOPMENT AND ESTABLISHING A PLANNED
DEVELOPMENT COMMERCIAL DISTRICT TITLED
UNITED PROPERTIES SUBDIVISION LOT 2
a SHORT -FORM IN THE 1300 BLOCK OF BOWMAN
ROAD (Z- 4653 -D) IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 Single
Family District to PD -C Planned Commercial District.
A parcel of land in the South 1/2 NE 1/4 NW 1/4
NW 1/4, Section 9, T -1 -N, R -13 -W, Pulaski
County, Arkansas being more particularly
described as follows:
Part of the South 1/2 NE 1/4 NW 1/4 NW 1/4,
Section 9, T -1 -N, R -13 -W, Pulaski County,
Arkansas described as commencing at the NW
corner of the South 1/2 NE 1/4 NW 1/4 NW 1/4 of
said Section 9, T -1 -N, R -13 -W; thence
S89 002124 "E 102.27 feet to the point of
beginning; thence S89 002124 "E 180.01 feet to a
point on the westerly right -of -way line of
Bowman Road; thence SO1 033102 "W along said
westerly right -of -way line of Bowman Road a
distance of 230.09 feet; thence N88 046156 "W
180.00 feet; thence N01°33102 "E 229.28 feet to
the point of beginning, containing 0.95 acres
more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission, subject to the use restrictions
submitted by the applicant and made a part of the record.
The restrictions are as follows:
1. That the project be limited to fifty (50) percent.

SECTION 3. That the change in zoning classification
contemplated for United Properties Subdivision, Lot 2
(Short -Form PD -C) is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article
VII, Section 36- 454(d) of the Code of Ordinances.
