ORDINANCE NO. 17,044
AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
AND ESTABLISHING A PLANNED DEVELOPMENT -
RESIDENTIAL DISTRICT TITLED CHARNLEY ADDITION --
SHORT -FORM PD -R (Z- 6059), AND LOCATED AT ON THE
WEST SIDE OF GREEN MOUNTAIN DRIVE, APPROXIMATELY
ONE - QUARTER MILE NORTH OF MARA LYNN ROAD,
IMMEDIATELY SOUTH OF THE ETHAN ALLEN DRIVE
INTERSECTION, IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed R -2 and R -4 to PD -R.
A parcel of land in Section 33, T -2 -N, R -13 -W, and
located on the west side of Green Mountain Drive,
approximately one - quarter mile north of Mara Lynn Road,
immediately south of the Ethan Allen Drive
intersection, Little Rock, Arkansas, being more
particularly described as follows:
Tract D, Green Mountain Subdivision, and
Part of the SW 1/4 of the SE 1/4 of said Section 33;
BEGINNING at the NW corner of Tract D, Green Mountain
Subdivision, as recorded in Book A, Page 858; THENCE N
02019'40" W, 154.65' to a point on the S line of Lot
342, walnut Valley Addition, as recorded in Book 29,
Page 84; THENCE N 89 045155" E along the S line of said
Lot 342 to the SE corner thereof and a point on the W
ROW line of Green Mountain Dr.; THENCE S 00 049'57" E
along the said E ROW line 85.271; THENCE Sly. along the
arc of a 576.48' radius curve to the left and the said
W ROW line, a chord bearing and distance of S 04012100"
E, 69.51'; THENCE S 89044'29" W, 130.07' to the POB,
containing 0.4566 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planing Commission.
SECTION 3. That the change in zoning classification
contemplated for CHARNLEY ADDITION -- SHORT -FORM PD -R is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36- 454(d) of the Code of
Ordinances.
SECTION 4. That the map referred to in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION'5. That this ORDINANCE shall take effect
and be in full force upon final approval of the plan.
