ORDINANCE NO. 16,963
AN ORDINANCE TO AMEND THE CITY LAND USE PLAN
(16,222) IN THE CHENAL DISTRICT, CHANGING
VARIOUS LAND USE CLASSIFICATIONS IN AN AREA
WEST OF CHENAL PARKWAY AND NORTH OF KANIS
ROAD, AND FOR OTHER MATTERS.
WHEREAS, the Planning Staff reviewed the area and believes it
is appropriate to amend the plan at this time; and,
WHEREAS, the Little Rock Planning Commission after discussion
at a public hearing agrees that the Plan should be amended.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
THE CITY OF LITTLE ROCK, ARKANSAS.

SECTION 1. Change an area either side of Chenal Valley Drive,
west of Chenal Parkway from Low Density Multifamily to Single
Family. The area is platted and developed for single family homes.
SECTION 2. Change an area west of Chenal Parkway between
Chenal Club Blvd. and Chenal Valley Drive from Low Density
Multifamily to Park /Open Space. The area is part of the Chenal
golf course.
SECTION 3. Change an area northwest corner of Chenal
Parkway and proposed West Loop from Neighborhood Commercial to
Single Family. This is based on the "Urban village" approved by
the City.
SECTION 4. Change an area west of Chenal Parkway and north
of the proposed West Loop from Multifamily to Single Family.
Some of the area is platted for Single Family houses the
remaining area is shown as single family in the "Urban Village"
Plan.
SECTION 5. Change an area north of the proposed West Loop
and west of Chenal Parkway from Multifamily to Low Density
Multifamily. The area is proposed for townhouse type development
as part of the "Urban Village."
SECTION 6. Change an area from north of the West Loop and
west of Chenal Parkway from Multifamily to Neighborhood
Commercial (PUD required). The area is proposed as a
neighborhood center as part of the "Urban Village."
SECTION 7. Change two areas from Community Shopping to
Multifamily, one at the southwest corner of Chenal Parkway /West
Loop and the other at the northwest corner of Chenal Parkway /La
Grande. These areas are included as part of the "Urban Village."

SECTION 8. Change an area south of the West Loop and west
of Chenal Parkway from Community Shopping to Mixed Office and
Commercial. The area is proposed as a business center as part of
the "Urban Village."
SECTION 9. Change an area south of the West Loop and west
of Chenal Parkway along a proposed collector (La Grande) from
Community Shopping to Single Family. The area is shown for
single family as part of the "Urban Village."
SECTION 10. Change an area southwest of Chenal and La
Grande from Community Shopping and Multifamily to Office. This
is to allow the expansion of an Office Park from east of Chenal
to west of Chenal.
SECTION 11. Change an area southeast of the proposed West
Loop and La Grande from Community Shopping and Public
Institutional to Multifamily. This change is to more accurately
reflect the most probable future development.
SECTION 12. The City of Little Rock adopted Land Use Plan
Map is changed as shown on the attached sketch map.
