AN ORDINANCE AMENDING CHAPTER 31 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS, PROVIDING FOR A
WAIVER OF THE REQUIREMENT FOR IMPROVEMENTS
ON FLINTRIDGE ROAD, PROVIDING FOR A WAIVER
OF THE PROHIBITION OF PIPESTEM LOTS, AND
PROVIDING FOR A VARIANCE OF THE LOT WIDTH
TO DEPTH RATIO REGULATION FOR TOM MAJOR
ADDITION (5- 1043), LOCATED WEST OF THE
PRESENT END OF FLINTRIDGE ROAD,
APPROXIMATELY 0.25 MILE NORTH OF STAGECOACH
ROAD, LITTLE ROCK, ARKANSAS.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.

SECTION 1. That Chapter 31 of the Code of Ordinances be
amended to provide for waivers and a variance of certain
requirements within the Subdivision Regulations of the City of
Little Rock for TOM MAJOR ADDITION (5- 10430), located west of the
present end of Flintridge Road, approximately 0.25 mile north of
Stagecoach Road, as follows:
Subsection a. That a waiver be approved of the requirements
of Section 31- 201(h), which states that, whenever a proposed
subdivision abuts a partially dedicated or constructed
public street, the developer shall provide the minimum of
one -half of the required improvements and right -of -way.
Subsection b. That a waiver be approved of the provisions
of Section 31- 232(g), which states that pipestem lots shall
be prohibited in residential subdivision.
Subsection c. That a variance be approved of the provisions
of Section 31- 232(b), which states that no residential lot
shall be more than three (3) times as deep as it is wide.
SECTION 2. This ORDINANCE shall take effect thirty (30)
days from and after its passage.
