AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED PLEASANT
RIDGE SQUARE -- LONG -FORM PCD (Z- 4411 -A),
AND LOCATED AT THE SOUTHEAST CORNER OF
CANTRELL ROAD AND PLEASANT RIDGE ROAD,
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
REPEALING ORDINANCE NO. 14,959; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2, C -2, and PCD to PCD.
A parcel of land in Section 21, T -2 -N, R -13 -W, and located
at the southeast corner of Cantrell Rd. and Pleasant Ridge
Rd., Little Rock, Arkansas, being a part of Plots B, C, E.
and E, Woodland Heights, and Lot C, Walton Heights, more
particularly described as follows:
Beginning at the NW corner of said Plot E, said corner lying
on the E ROW line of Fairview Rd.; thence S87 048158 "E, along
the N line of said Plot E, and the E ROW line of Fairview

SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock Planning
Commission with the additional conditions, offered by the
applicant, that: (a) shoebox lamps (bucket lighting) no more
than 22 feet in height and directed towards the parking lot will
be used; and (b) trash pickups and delivery will occur only
during daylight hours.
SECTION 3. That the change in zoning classification
contemplated for PLEASANT RIDGE SQUARE -- LONG -FORM PCD is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That, whereas the current E -Z Mart store
site, created as the Majik Market Short -Form PCD by Ordinance No.
14,959, passed on October 1, 1985, is incorporated into the site
of the PLEASANT RIDGE SQUARE -- LONG -FORM PCD, with the building
to be razed and the site to be incorporated into the entrance
drive to said PLEASANT RIDGE SQUARE -- LONG -FORM PCD, Ordinance
No. 14,959, establishing the Majik Market Short -Form PCD is
revoked, to be effective upon approval of the final plat for the
PLEASANT RIDGE SQUARE -- LONG -FORM PCD.
SECTION 6. That this ORDINANCE shall take effect and be
in full force upon final approval of the plan.
