AN ORDINANCE APPROVING A PLANNED
DEVELOPMENT AND ESTABLISHING A PLANNED
DISTRICT - COMMERCIAL TITLED COMFORT INN
HOTEL -- PD -C (Z- 3812 -C), AND
LOCATED ON THE WEST SIDE OF MARKHAM
CENTER DRIVE, APPROXIMATELY 0.15 MILE
NORTH OF W. MARKHAM ST., IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
36 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.

SECTION 1. That the zone classification of the following
described property be changed from 0-3 to PD -C.
A parcel of land in Section 3, T -1 -N, R -13 -W, and located on
the west side of Markham Center Drive, approximately 0.15
mile north of W. Markham St., Little Rock, Arkansas, being
a part of Lot 4, Bixler Commercial Subdivision, more
particularly described as follows:
Beginning at the NW corner of Lot 3, Bixler Commercial
Subdivision; thence N03008104 11E along the Easterly ROW line
of Interstate 430, a distance of 94.271; thence N10 030124 11E
along said ROW line 125.001; thence S89 015154 "E, 195.961;
thence S46 009118 "E, 86.97' to the Westerly ROW of Markham
Center Dr. (50' ROW); thence along the Westerly ROW line on
a curve to the left having a radius of 1251, an arc length
of 93.71' and a chord which bears S22 022'05 "W, 91.53';
thence SO1 033145 11W along said Westerly ROW line 72.70' to
the Northeast corner of Lot 3; thence N89 018109 11W along the
Northerly Lot line of Lot 3, a distance of 249.83' to the
POB, containing 1.229 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock Planing;
Commission.
SECTION 3. That the change in zoning classification
contemplated for COMFORT INN HOTEL -- PD -C is conditioned upon
obtaining a final plan approval within the time specified by
Chapter 36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary.to affect and designate the change
provided for in Section 1 hereof.

in full force upon final approval of the plan.
